The night before closing, I found out there was a problem with the buyer’s loan.

This was one of our listings in Laguna Niguel. The lender kept telling me everything was going smoothly. Meanwhile, my sellers needed those proceeds the next day to buy their retirement home in Nevada.

So we made a plan, fast. The buyer agreed to release their deposit to my sellers in exchange for an extension. Then I brought in my own lender to help find a solution for the buyer’s financing.

We work for both sides to get everyone to the finish line, and I’m so grateful we found a way to get this one done 🔑

Skipping the buyer's agent to save on commission sounds smart on paper. For one of our sellers, it almost cost him $86,500 🏡

He wanted to sell off-market. The buyers who came running were investors and wholesalers, and with no buyer's agent involved, they wanted that commission taken right off the price.

4 buyers went into contract. Every one came back during inspections asking for another credit on a price that was already under market, and every deal fell apart.

Going to the MLS with open houses changed who showed up: serious buyers, each with an agent of their own.

Buying or selling a home is one of the largest decisions you'll make, and it takes a licensed agent fairly representing each side 🤝

This Rancho Santa Margarita home backs right up to open space, and the community around it is a big part of the appeal 🏡

RSM was built as a master-planned city, so a lot of what the rest of Orange County drives to is already inside the city limits here. Weekends tend to happen outside and close to home.

When buyers compare South OC cities like Irvine, Mission Viejo, and Lake Forest, RSM deserves a spot in that conversation, especially if you want views, space, and a slower pace 🏔️

The mother son real estate team was never the plan. It just kept happening 👋

Lisa built a 23 year career without ever pushing real estate on her kids. Anthony was the one who asked for help getting licensed, and somewhere between a college dorm drop-off and their new office in downtown Laguna Beach, a team of seven grew around them.

Two generations, two very different skill sets, one Orange County business that neither of them saw coming.
