Hurricane season is still with us through the end of November, and the Gulf is not done yet.

If you own a second home along the Emerald Coast, here is what we're doing at the homes we look after as a storm approaches:

• Bringing in or securing patio furniture, grills, planters, and décor
• Checking shutters, doors, and windows
• Moving valuables and important papers away from windows and low areas
• Photographing the home inside and out for your records
• Making sure we have your current contact information and your wishes

And afterwards:
• Full exterior check for roof, siding, fencing, and trees
• Inside walkthrough for leaks, moisture, and any signs of water intrusion
• Power, A/C, and refrigerator checks, including a look for spoiled food
• Photos and a plain-English report sent to you the same day
• Patio furniture and outdoor items put back where they belong
• Contractor and insurance coordination when something needs attention

Our clients never have to wonder what's happening at the house. You will hear from us before, during when it's safe, and after.

If you are not yet on our list and want a plan in place before the next system forms, send us a message. It's much easier to get ready before there's a cone on the map.

Our job is to get your home back to normal and tell you exactly what we found, good or bad. A quick report can save you from a small problem becoming a big one.

TROPICAL STORM / HURRICANE UPDATE

Hey, neighbors! I’ve had quite a few questions about the storm, so I wanted to share a quick PSA! Grabbed a lot of the below info from longtime local Susan Benton via McKayla Hale who shared on her local page Let's Talk 30A!, another great community resource page to follow.

Unfortunately, the media (and social media) sensationalizes the information, and it can be very unsettling and overwhelming, especially if you’re new to the area here or visiting.

Take a breath. Fill up your gas tank. Have a plan and don’t panic.

We’re under a Hurricane Watch, and there’s still uncertainty about the storm’s exact track and what it will mean for our specific area. The forecast will continue to evolve, so stay informed and use this time to prepare.

VPS (Destin/Ft Walton Beach airport) is closing Thursday, October 8th at 9:00PM and has not announced when they will reopen. Check any travel plans you have with airlines directly.

Here’s who I recommend following:

• Mike's Weather Page

• Walton County Sheriff's Office, Florida. Download the WCSO app and turn on notifications.

• Walton County Emergency Management. Sign up for local alerts through AlertWalton.

• James Spann

• NOAA NWS National Hurricane Center

If you have guests or visitors coming this week or weekend who are concerned, feel free to share this with them. For cancellation or refund questions, have them check their reservation terms and contact their host or property manager directly. If they have travel insurance, they should also reach out to their provider.

We should all have an evacuation plan in place and be ready to follow instructions from local officials.

For now, focus on getting your outdoor stuff that can easily become a projectile secured and inside. I’m doing this today at all of my properties.

I’m watching the storm—but refreshing the forecast every five minutes isn’t doing any of us any favors. I’ll continue sharing helpful updates here as we learn more.

From second home services to all the fathers out there!

While communities across the Gulf Coast are dealing with flooding rains and severe weather from the remnants of Tropical Storm Arthur, our stretch of paradise largely avoided the worst of it. The forecast had plenty of us watching radar, checking spaghetti models, and making sure the patio furniture was secure, but Mother Nature showed a little mercy this time.

ALERT: A Flash Flood Warning is in effect for northern Walton & Okaloosa Counties until 8:30pm. If you come across a flooded roadway, please turn around & don't drown!
