A holiday weekend can tell you a lot about a community—especially one with a long list of amenities.

If you’re touring homes this weekend, pay attention to what the community feels like when more residents and guests are using it.

Can residents actually find chairs at the pool? Where do guests park? Does traffic back up at the gate? Are the common areas lively, crowded or surprisingly quiet?

There isn’t one “right” answer. Some buyers want plenty of activity, while others would rather have a quieter environment.

But a busy weekend can show you something the listing photos and amenity brochures cannot: what living there may feel like when the community is at its busiest.

Something sellers don’t always think about…

But newer doesn’t automatically mean better.

Something I heard several times at yesterday’s open house:

“We’re working with a Realtor.”

But that can mean different things.

Maybe an agent sends you listings. Maybe you spoke to someone once. Or maybe you signed an agreement and that agent is helping you through the entire home search.

Since August 2024, a Realtor must have a written agreement with you before taking you into a home for a private showing.

It could be a Buyer Broker Agreement for your home search. It could also be a shorter agreement for one home.

An open house is different. You can walk into an open house on your own without signing an agreement with the agent hosting it.

If you’re looking for a home, ask yourself:

Did I sign an agreement?
How long does it last?
Am I agreeing to work with only one agent?
What will that agent do for me?

Receiving listings from someone is not always the same as having a Realtor formally working for you.

These are good questions to ask before your search gets too far.

If you’re considering making Florida your primary home, there’s a proposed property-tax change you should know about.

Amendment 3 will be on the ballot in November. If it passes, it would increase the homestead exemption for certain non-school property taxes—meaning a larger portion of your home’s assessed value may not be taxed.

Here’s the part that may affect people planning a move: Those who establish permanent Florida residency by December 31, 2026, could qualify for the increased exemption once they establish a homestead. Those who become residents later would generally have to wait five years for the increased benefit.

And simply owning a home in Florida doesn’t automatically make you a resident. Things like your driver’s license, vehicle and voter registration help establish that Florida is truly your primary home.

One thing I heard more than once: people are curious about what their home may be worth—but that doesn’t necessarily mean they’re ready to sell. Sometimes they simply want to understand their options.
