I had a list quietly throwing away nine out of every ten records and I did not notice for two weeks.

Nothing broke. No error. The file just came back smaller than it should have and I assumed the market was small.

What caught it was running the whole thing past a second set of eyes that does not get tired, does not skim, and does not assume it already knows the answer. It flagged the column in about a minute. Two weeks of my attention versus one minute.

That is genuinely what this does well. It does not decide anything. It notices.

The judgment about what to do next was still mine, and that part does not get handed over. But finding the hole I had walked past twenty times, I will take the help.

Five hundred and twelve businesses opened in Harris County in the last ninety days. Just restaurants.

Every one needs a bookkeeper, an accountant, payroll, a phone that gets answered, and somebody to clean the place. Almost none have picked any of it yet.

That is the difference between a lead and a list. A lead raised a hand. A business that opened last month has not thought about you yet but is about to need someone.

Four places your county publishes information about businesses and property, free, that most people never open.

One. The state licensing board. Every licensed electrician, plumber, salon and contractor, with a phone number.

Two. The comptroller. Every business holding a sales tax permit, and the date it opened.

Three. The county clerk. Foreclosure filings, before the auction.

Four. The appraisal district. Every property and the name of who owns it.

None of it costs anything. The reason nobody uses it is that it arrives as a wall of raw columns with no instructions.

The four minute audit I run on Sundays. Not a plan. Four questions and a piece of paper.

What did I avoid this week. Write the actual task, not the category.

What did avoiding it cost me. Put a number on it if you can. A missed call, a late invoice, a week.

Is it a fit problem or a time problem. One of those gets delegated. The other gets scheduled. They are not the same fix.

What is the smallest version I would actually do tomorrow. Shrink it until it stops being scary, then do that one.

Then read it back the following Sunday. That last part is where it actually works, and it is the part everybody skips.

Spent last week breaking our own product apart.

We had packages. Somebody would come in stuck on one thing, and the honest answer was that they needed about a fifth of what we sell. So we either sold them the whole thing or sent them away. Neither of those is good business.

Now you can buy the one piece. Read these and stop at the one that sounds like you.

One. No one to call. Not enough people to reach and the lists you bought were garbage.

Two. Nowhere to send them. They look you up before they call and what they find does not help.

Three. It falls through. They reached out, somebody was going to call back, nobody did.

Four. They forget you. They talked to you in March and bought from somebody else in June.

Five. You cannot keep doing it. All four at once is a job and it is not the job you wanted.

Everything before your stage you have probably already solved. Everything after it will not work until this one is handled. That is the only one worth spending money on.

Four questions to tell a discipline problem from a fit problem. I sat at zero for eight weeks before I asked them and it would have saved me seven.

Have you done it before and hated it. Dread that survives a fresh start is not a motivation dip.

Does planning it feel better than doing it. If you keep rebuilding the plan, the plan was never the problem.

Would you pay somebody else to do it today. If the answer is yes, immediately, you already know.

How many weeks at zero. One is a bad week. Eight is information about the assignment, not about you.

Mine was cold calls. Twenty eight of them on a list I built myself, with a script I wrote, for an offer I believe in. Never made one. So I split the role. Somebody else opens, I close.

That is a normal structure, not a concession.

Four questions before you put a price on anything. I used these this week and they made me turn off our most expensive product.

Can you deliver it today. Not soon, not once the last piece is finished. Today.

Do you know what it costs you. Not the price. The cost per unit delivered. Those are two different numbers and most people only know one.

What happens if ten people buy on Monday. If the honest answer is panic, it is not ready.

Who catches it when it breaks. If nobody is watching, it fails quietly and your customer is the one who tells you.

Ours failed the first question. It was sold as four things and one of them was ready. Nobody was going to notice for a while, and that is exactly why it had to come down.

Three fields that quietly ruin a lead list. None of them throw an error. They just hand you a smaller number that looks about right, which is why nobody catches it.

County. Most records arrive without one. Filter on it and you drop most of your file without knowing.

Dates. Filed date, sale date and pulled date are three different things and people treat them as one.

Address. Property address is not mailing address. Mail the wrong one and nothing you send ever arrives.

Here is the two minute check. Count your rows. Apply the filter. If the count drops more than you expected, suspect the filter, not the data.

I learned this one the hard way. Ours was quietly discarding nine out of every ten records and a whole market looked empty when it was not.

Four steps to pull your own county foreclosure list. No subscription, no vendor, no login.

One. Search your county clerk official public records. The clerk holds filings. The county homepage will send you around in circles.

Two. Filter to Notice of Trustee Sale. Some counties label it NOS or AOST, so check both.

Three. Set the date range to thirty days. Older than that and every other investor already called them.

Four. Match it against the appraisal district. The filing gives you a property. The district gives you where the owner actually gets mail.

The part most people miss is that last one. The owner usually does not live at the property. Mail the mailing address, not the one on the filing, or none of it lands.
