πŸŽ“ RESTORATION ACADEMY: Can You Just Paint Over Mold?

A fresh coat of paint can make a wall look better.

But if there's an active moisture or mold problem underneath, paint isn't the solution.

Painting over the affected area doesn't answer the important questions:

❓ Where did the moisture come from?
❓ Is the material still wet?
❓ Is growth present behind the surface?
❓ Does affected porous material need to be removed?
❓ Has the underlying moisture problem been corrected?

Proper remediation is about addressing the cause and affected materials, not simply hiding what you can see.

And once remediation and drying are complete?

πŸ”¨ That's where our build-back team can step in to repair drywall, paint, trim, flooring and other finishes needed to put the space back together.

Don't just cover the problem. Correct it.

πŸŽ“ RESTORATION ACADEMY: Mold vs. Mildew β€” What's the Difference?

You've probably heard the words mold and mildew used interchangeably.

"Mildew" is commonly used to describe certain types of surface mold growth, while mold is a broader term covering many types of fungi.

For homeowners, the more important question is:

Why is it growing?

Moisture is usually the key.

That moisture could be coming from:

πŸ’§ A plumbing leak
🌧️ Water intrusion
🏠 A damp crawlspace
🌑️ Excess humidity or condensation
🚿 Repeated moisture in bathrooms or other wet areas

Cleaning visible growth without correcting the underlying moisture problem can allow the issue to return.

Find the moisture. Correct the source. Then address the affected materials properly.

That's the bigger picture.

πŸŽ“ RESTORATION ACADEMY: Can Mold Be Hiding in Your Home?

When people think of mold, they usually picture something visible growing on a wall.

But moistureβ€”and the mold growth it can supportβ€”doesn’t always stay where you can see it.

Potential problem areas can include:

πŸ” Behind drywall
πŸ—„οΈ Behind cabinets and vanities
πŸͺ΅ Under flooring
🏠 Inside crawlspaces
🧱 Around wall cavities and insulation
🚿 Behind or around plumbing fixtures

Sometimes the first clue isn't something you see at all.

You may notice a musty odor, recurring discoloration, warped materials or a history of leaks in the area.

That's why finding and correcting the moisture source is such an important part of addressing a mold problem. Simply cleaning what you can see doesn't necessarily address what's happening behind the surface.

If you suspect there's more going on than meets the eye, Local Home Restoration can help evaluate the affected area and determine the next steps.

HAPPY LABOR DAY FROM LOCAL HOME RESTORATION!

Today, we’re taking a moment to recognize the hardworking people who keep our homes, businesses and communities moving every day.

And since it’s Restoration Academy, we thought it was the perfect time to highlight the work that goes into taking a property from damage to done.

πŸ’§ MITIGATION
First, we stop the damage, remove standing water when necessary and identify affected materials.

πŸ’¨ DRYING
Professional drying equipment and moisture monitoring help us properly dry the affected areas.

πŸ”¨ BUILD-BACK
Once everything is dry, reconstruction beginsβ€”drywall, flooring, trim, paint, cabinets and the other finishes needed to put the space back together.

🏑 RESTORED
The goal is to get your home or property back to normal so you can put the disruption behind you.

Behind every step are people doing the workβ€”technicians, tradespeople, project managers, plumbers, electricians, painters, flooring installers and many others.

This Labor Day, we especially want to thank our own hardworking team and the trade partners we work alongside every day. We appreciate the skill, care and long hours that go into taking care of our customers.

From all of us at Local Home Restoration, Happy Labor Day!

RESTORATION ACADEMY: Why Don't We Start Repairs as Soon as the Water Is Gone?

Because dry-looking and actually dry aren't necessarily the same thing.

After a water loss, moisture can remain inside:

πŸ’§ Wall cavities
πŸ’§ Wood framing
πŸ’§ Subflooring
πŸ’§ Drywall
πŸ’§ Insulation
πŸ’§ Other porous building materials

If new drywall, flooring or other finishes are installed before affected materials have been properly dried, that moisture can become trapped.

That can contribute to:

❌ Mold growth
❌ Odors
❌ Swelling or warping
❌ Damaged finishes
❌ Additional repairs later

That's why mitigation comes before build-back.

We use moisture readings and professional drying equipment to monitor affected materials before moving into reconstruction.

We know everyone wants their home put back together quickly.

But we also want it put back together correctly.

RESTORATION ACADEMY: Water Stain on the Ceilingβ€”Old Leak or Active Problem?

You've probably seen one before: a brown or yellowish stain on the ceiling.

But how do you know whether you're looking at an old problem or an active leak?

🚨 Signs that deserve attention include:

β€’ The stain is getting larger or darker
β€’ Paint is bubbling, peeling or cracking
β€’ The ceiling feels soft
β€’ The area feels damp
β€’ There's a musty odor
β€’ The stain reappears after rain
β€’ Plumbing or a bathroom is located above it

An old, completely dry stain may simply be evidence of a previous problem.

But appearance alone doesn't always tell the whole story.

Moisture can travel farther than the visible stain, which is why moisture testing can be helpful when the source isn't obvious.

Small water problems are usually much easier to deal with before they become big ones.

RESTORATION ACADEMY: What Actually Happens When You Call a Restoration Company?

Finding water in your home is stressful enough. Not knowing what happens next can make it even worse.

When you call Local Home Restoration, one of the first things we need to determine is:

Where did the water actually go?

πŸ” We inspect the affected areas.
We look at where the water started and check surrounding rooms and materials for hidden moisture.

πŸ“Š We establish moisture points.
Using professional moisture meters, we check individual materials such as drywall, carpet, subflooring and framing.

πŸ“± We document what we find.
The image below is an example from our Drybook documentation system. Each affected material is identified and tracked individually throughout the mitigation process.

πŸ’¨ We create a drying plan.
Those readings help us determine what needs to be dried, what may need to be removed and where drying equipment should be placed.

πŸ“ˆ Then we keep monitoring.
We don't just set equipment and come back when we think everything is dry. Moisture points are monitored throughout the job so we can track drying progress.

This particular project had 19 active moisture points across both upstairs and downstairs areasβ€”including carpet, subfloor, drywall, framing and ceilings.

That's why a water loss that looks small at first can sometimes involve much more than what you can see.

We don't guess where the water went. We measure, document and monitor it.
