When a Basement Odor Returns, Does That Mean the Mold Has Returned?

Not necessarily.

PowerBees recently performed Mold Testing at a Colonial home in Foxborough, MA, where the homeowner had been experiencing an intermittent basement odor.

The property had undergone mold remediation in 2025, followed by Post-Remediation Verification Testing that confirmed normal indoor mold spore levels.

However, the homeowner continued to notice an occasional musty odor, particularly after rainfall or when the house had been unoccupied for a period of time.

Naturally, there was concern that mold might have returned.

Our evaluation included three air samples:

✓ Basement laundry area
✓ Basement area near the bulkhead
✓ Outdoor reference sample

The laboratory results showed normal indoor mold spore levels in both basement locations.

Based on these findings, additional mold remediation was not recommended.

Instead, PowerBees recommended several practical measures to help manage the basement environment:

✓ Continuous dehumidification with a self-draining system
✓ Reconfiguring the HVAC return air to draw from the upper living area rather than the basement
✓ Cleaning and appropriate treatment of the HVAC ductwork and air handler based on observed conditions

This project illustrates an important distinction: a recurring odor does not automatically mean that mold growth is present or that remediation is necessary.

What does Air Duct Cleaning look like in a 10,000-square-foot home?

PowerBees recently completed an extensive Indoor Air Quality maintenance project at a five-bedroom Colonial in Dover, MA.

The home has three HVAC systems serving five heating and cooling zones, with five sets of trunklines, 35 supply vents, and 14 return vents. During the cleaning, we found a fair amount of dog hair in the first-level ductwork, with pet hair also present throughout other portions of the system.

Although the home was built in 2020, this was a good example of why HVAC maintenance should be based on actual system conditions, configuration, and use—not simply the age of the house.

This was also a true whole-home ventilation maintenance project. PowerBees cleaned:

✓ Three HVAC duct systems
✓ Two dryer vent systems
✓ Five bathroom exhaust fans and vents
✓ Two energy recovery ventilators (ERVs)

The dryer vents have been maintained annually by PowerBees since the homeowners built the house and contained a normal amount of lint.

For the ductwork, we recommended different maintenance schedules based on the individual systems: approximately every two to three years for the attic system and every two to four years for the basement systems, with periodic inspections.

Every home is different. The goal isn’t to clean systems simply because a certain amount of time has passed—it’s to understand the equipment, how the home is used, and what is actually accumulating inside.

When a Long Dryer Vent Becomes a Problem in a Cohasset Home

PowerBees recently returned to a Colonial-style home in Cohasset, MA to clean an unusually long residential dryer vent system.

The stackable washer and dryer are located in a second-floor closet. From there, the exhaust travels approximately 35 feet, including a long run through the attic before terminating high on the gable end of the home. An inline booster fan helps move air through the extended exhaust.

We had cleaned this system previously and recommended annual maintenance, but this visit occurred approximately six months beyond the recommended interval.

The consequences were noticeable. The dryer was taking roughly twice as long to dry clothes, the booster fan contained significant lint buildup, and when the dryer was disconnected, we found wet lint and a noticeable musty odor inside the system.

PowerBees cleaned the exhaust pathway and booster fan, and two technicians accessed the high exterior termination using a 30-foot ladder.

Long dryer vents can require more attention than simple, short exhaust systems—particularly when they include booster fans, attic routing, and difficult exterior terminations.

The homeowner scheduled next year’s Dryer Vent Cleaning before we left. That’s one appointment we suspect won’t be six months late. 😊

PowerBees recently returned to a townhouse condominium in Bedford, MA to perform Post-Remediation Verification Testing after earlier Mold Testing identified elevated fungal spore levels in several areas of the property.

The original assessment identified elevated Penicillium/Aspergillus and Stachybotrys, and remediation was subsequently performed by an independent remediation company in the affected and adjacent areas.

Before reconstruction began, the homeowner wanted objective confirmation that the work had been successful.

PowerBees performed follow-up Air Sampling and a Moisture Evaluation. Indoor humidity measured 42%, accessible surfaces tested dry, and the laboratory results showed that previously elevated mold spore concentrations had returned to normal indoor levels. Other areas on the same level, including the bedroom, were also within normal conditions.

Based on the results, no additional remediation was recommended, and the homeowner could move forward with reconstruction.

That’s one of the most important purposes of professional Mold Testing: determining where remediation is actually necessary—and knowing when the work is complete.

An Air Duct Cleaning Project in Belmont Led to an Important HVAC Discovery

PowerBees recently completed Air Duct Cleaning at an approximately 3,300-square-foot home in Belmont, MA with two separate HVAC systems.

During the project, our technicians cleaned the ductwork throughout the home, removing accumulated dust and debris. The project also included Dryer Vent Cleaning and cleaning two bathroom exhaust fans and their corresponding exhaust vents.

But the most important finding occurred inside the attic HVAC system.

Our technicians observed significant visible mold growth on the coils, blower fan blades, and interior cabinet of the attic air handler. Given the extent and location of the visible growth—and the possibility that inaccessible components could also be affected—PowerBees recommended replacement of the attic HVAC system rather than simply cleaning the accessible surfaces.

The homeowners are also planning professional Mold Testing to evaluate indoor conditions on the upper levels of the home.

This project is a good example of why PowerBees looks beyond the ductwork itself. HVAC systems are part of the larger indoor environment, and sometimes an Air Duct Cleaning project identifies a condition that requires a different solution altogether.

72 Dryer Vents. 12 Common Stacks. One Framingham Apartment Building.

PowerBees recently completed a large-scale Dryer Vent Cleaning project at a multifamily property on Worcester Road in Framingham, MA.

The building’s approximately 72 individual dryers connect through horizontal exhaust runs into 12 common vertical stacks extending to rooftop terminations. Cleaning the system required addressing both the individual dryer connections and the shared exhaust pathways—not simply the vents behind the appliances.

Our technicians found varying levels of lint accumulation among the individual exhausts, demonstrating why each connection needs to be evaluated rather than assuming every dryer in a building is performing under the same conditions.

The property maintains the system annually, with cleaning required by its insurance carrier as part of its dryer-fire-risk prevention program.

For apartment buildings, condominiums, and other multifamily properties, maintaining the entire dryer exhaust system is an important part of preventive building maintenance.

Mold Testing in Reading, MA

After a water intrusion, does the entire property need mold remediation? Not necessarily—and that’s why objective testing matters.

PowerBees recently performed Mold Testing and VOC testing at a townhouse condominium in Reading, MA after winter ice dams had caused water staining in the hallway and stairwell. The property was being renovated for new tenants, and the owner wanted measurable information about its Indoor Air Quality before occupancy.

We evaluated the bedrooms, bathrooms, living room, and kitchen. Testing showed normal results throughout most of the townhouse, and VOC measurements were also within normal limits. Elevated Cladosporium was identified in one bathroom, where a focused, minor remediation process was recommended.

What’s really inside ductwork that hasn’t been professionally cleaned in decades?

Sometimes the best home maintenance happens before there’s a problem.

PowerBees recently returned to a longtime customer’s Colonial-style home in Stoneham for routine dryer vent cleaning. The dryer exhaust travels from the laundry area through the garage and continues to an exterior termination at the rear of the home.

We found some normal lint accumulation, but no unusual conditions—the result you’d hope to see when a dryer vent is maintained regularly.

Mold Testing in Stoneham, MA

Does an unusual odor or suspicious-looking area always mean you have a mold problem? No—and that’s exactly why objective testing matters.

PowerBees recently completed a mold assessment at a 1953 Cape-style home in Stoneham after the homeowner noticed an odor in the mudroom and an area of suspected microbial growth. The home also had a history of winter ice-dam staining in the kitchen.

We collected indoor and outdoor air samples for comparison along with a surface sample from the area of concern. The results showed normal indoor spore levels, and the surface sample did not identify fungal spores on the tested material.

Based on the findings, mold remediation was not recommended.
