Reminder. Tomorrow is September 15. Third-quarter estimated tax payments are due, and so are extended partnership and S corporation returns.

If you’re filing an extended return due October 15 for a client who placed a building in service in 2025, now is the time to consider a cost segregation study. Bonus depreciation is back at 100 percent and permanent for qualifying property, which can make a study even more valuable.

Something people don't expect me to say: plenty of buildings are not worth a cost segregation study.

Here's roughly where the line sits.

If the property is small. If you bought it a long time ago and there isn't much basis left. If you're planning to sell in the next year or two. If you don't have the income to use the deduction against.

In any of those cases, a study can cost you more than it gives back, and we'll say so.

We have that conversation regularly. It's shorter than the alternative, and I would much rather have it up front than explain it afterward.

Joey joined ETS in 2020 and today helps ensure compliance and accuracy across our team’s cost segregation studies. His favorite part of being at ETS is the people he works with, and he also values the broad range of projects and relationships he’s developed with clients.

When he’s not working, Joey is all about spending time with his family, enjoying the Florida sunshine, playing sports at the beach, golfing, playing tennis, and heading out for runs with his son.
