These products are designed to provide upfront cash flow to corporate entities and individuals in transactions where there is a sale of a property or registration of a new bond pending. The demand arises due to the time period taken in the conveyancing process to ultimately register the transfer of a property or bond, in the Deeds office. In the case of the sale of a property, this time period is typically between 60 – 90 days and the seller only receives payment of the proceeds from the sale upon registration.

A little prep before you list can save weeks of delay later. Five things worth sorting early:
1) Compliance certificates - electrical, gas, and beetle (where applicable). They're needed for transfer, so get them booked.
2) Municipal accounts up to date - arrears hold up your rates clearance certificate.
3) Levy / HOA accounts settled if you're in a scheme or estate.
4) Your title deed details and any bond information handy for the conveyancer.
5) A realistic plan for your own timeline - remember proceeds only pay out on registration, often 8-12 weeks later.
Sort these upfront and you'll take a lot of friction out of the process. Know someone about to sell? Share it their way.

1. Signed Sale Agreement / Offer to Purchase
2. Proof of finance - bond instruction, guarantees, or proof of funds in trust
