If you have a lease of 6 months or more, the Body Corporate needs to be notified within one month. This ensures your tenants receive vital info about fire alarm testing, emergency repairs, or water outages and assists your scheme with by-law enforcement.

As per the Body Corporate & Community Management Act, when an event affects only one lot, the lot owner is typically responsible for paying the excess, unless the body corporate deems it unfair for the owner to shoulder this burden under any circumstances.

In cases where the event impacts two or more lots, or one lot and common property, the body corporate is generally obligated to cover the excess, unless it is deemed reasonable for the excess to be shared among all or some of the parties involved.
