"If you ever think about selling, talk to me first." If your centre director has said that to you, you're already further into a transaction than you think.
Selling to the person who runs your centre can be the best exit available β but it's a different deal shape, not a friendlier version of a normal one. The buyer already knows everything your confidentiality agreement exists to protect, the funding almost always has to come partly from you, and a below-market price can be taxed as though it were a market-value one anyway.
