Finished pictures of the Bathroom job we wrapped up last week.

Quite a challenge this one it looked ok on the surface but was about as bad as it gets once it was ripped out.

Happy with the finished job as is the customer!

Just a bit of an update.

Bramhope project is progressing nicely just waiting on steels and windows then we can finish the 1st fix.

Boiler room is 90% done pipework is 80%. I will get some pics next week of the progress.

In the meantime we have started a small bathroom project in Cookridge on Monday

Ripped it out on Monday and discovered some horrors! More than usual😂

It’s a 60’s built bungalow and these used what we call eggcrate partition walls. Kind of like a stud wall but with no timber.

Basically it’s 2 sheets of plasterboard stuck together with a cardboard mesh in the middle with a thin timber frame around the perimeter of the wall.

It’s actually quite strong but the problem is as soon as it’s damaged it loses all its rigidity and structural strength.

Removing tiles will do this! In an ideal world the wall can be taken down and a new studwork wall constructed.

But in this case the other side of both affected walls are plastered and decorated and the customer doesn’t have the budget to redo these rooms.

So we have carefully constructed a studwork frame inside the existing empty frame work and tied it into the floor and ceiling joists. The bathroom will be fully tiled and this is the shower area so it will give us the opportunity to tile backer board and tank the area to prevent future leaks.

Leaks which rotted the floor and joists which we have also replaced and repaired😂

Hoping to have this one finished back end of next week🤞🏻

Our next big project started this week.

It’s going to be an amazing property when it’s finished.

4 Bathrooms, Fully repiped, Full new heating system with some of the best views in Yorkshire!

Just finished wrapping up both House renovation projects we have been on this week.

All that’s left to do is the painting and decoration by the customer.

Here’s a few select pictures of the Bathroom on one of the properties and Boiler installation on the other.

Starting our next 2 big projects on Tuesday I will endeavour to be more proactive In uploading pictures on these jobs!

Here’s a bit of an update on what we have been up to the last few weeks.

We are currently working on two complete full house renovation projects.

The 1st house is a bit further on 1st fix plumbing is done and the majority of the plastering is completed.

Electrics have been 1st & 2nd fixed where possible and the Bathroom is starting to take shape.

The second property is a much larger house and had suffered significant water damage due to a water leak whilst stood empty.

But its progressing nicely 1st fix pipework is nearly done, electrics are pretty much finish and windows and plastering will start next week.

Here’s a Bathroom we have just wrapped up last week.

This one was a challenging job. It was an unusual space with a mixture of high and low ceilings.

The Customer had been to several Bathroom design specialists who had produced various designs to incorporate a free standing Bath and separate shower.

I knew from experience that these designs wouldn’t work the Shower needed to be where the old toilet was.

The problem with a lot of designers is that they have never actually done the job so don’t know what it actually takes to make it work!

The main issue we had with this job was that a single storey extension had been built along the length of the back wall which restricted where the soil pipe could be run.

So in all the designs the toilet was kept where it was originally which is now the shower room.

I knew we could get around this by constructing a stud wall to encase the soil pipe. The back wall was way out of plumb anyway so it made sense to do this.

It was really tight for space to make the shower area still work but I think the finished results speak for themselves.

A very bold colour scheme chosen by the customer but I think it works well.

Well what can you say about this…..

Didn’t expect to find this mess behind the Boiler when I came to replace it😂

Who ever installed this originally didn’t have a clue which was pretty obvious as the system has never really worked correctly since it was fitted.

I can’t stand plastic pipe especially when it’s installed like this! It took me a good half hour just to figure out what was actually going on😂

It was made doubly hard by the fact I couldn’t access any of the pipework from above due to oak flooring.

Anyway managed to strip out most of the plastic and replace with copper where I could and at least correct the pipework runs.

The main reason this Boiler was being replaced was because the customer had no real control over the heating system.

There was one thermostat for the radiators and no thermostatic valves on the radiators which resulted in some rooms being really hot and others been cold.

They also had a large underfloor heating circuit with 4 zones which had been problematic over the years also.

Correct hydraulic separation was called for and controls which would give the customer total control.

There aren’t many systems out there which can do app based control of different circuits like radiators and underfloor.

I decided to use the Honeywell Evohome system which I have used before but only for Smart radiator
valves.

This job required the radiator valves, underfloor heating controller, wireless thermostats for each underfloor heating zone and a wireless hot water cylinder thermostat.

It was a pretty good system to set up once I got my head around the pairing of each unit. Still needs a bit of fine tuning but the customer now has complete wireless app based control over all his heating system.

The underfloor heating manifold had the flowmeters and actuators replaced and a leaking air vent.

And the heating system was fitted with low loss header and additional expansion vessel. It was completely rewired and all the controls were brought into the cupboard to make it easy to access in the future.

It was some challenge getting everything to fit in this cupboard believe me😂

New Boiler installation wrapped up today.

This customer is having an extension built at the rear of the property and needed the Boiler relocated to the loft so the Builders can start work in March.

A Vogue max Combi with a massive 12-year warranty was installed in the loft. This was paired with the Ideal halo smart room thermostat to give maximum efficiency.

All pipework was clipped and lagged and everything finished to our usual high standards.

Here’s a little downstairs Toilet refurb we finished off last week.

Never the easiest of jobs to do with the limited space but happy with the transformation.

A frame was constructed to house a concealed toilet cistern. The water, waste pipes and basin taps were then chased into the wall to give a cleaner look.

Wood cladding and skirting was added and the lvt floor was replaced where necessary as it continued into the hall and the customer wanted to keep the same flooring.

The customer just needs to add some wallpaper and new lighting to finish off.👍🏻
