80 Years. The Lease Extension Tipping Point.

Once your lease drops below 80 years, marriage value becomes payable and the premium can rise sharply.

Example:
82 years → £12–15k
78 years → £20–30k+

It also affects mortgageability and saleability.

Although reforms propose removing marriage value, this is not yet in force. The 80-year rule still applies.

Extending your lease isn’t just paperwork, it can have a big impact on the value of your flat.

If your lease is getting close to 80 years, or has already dropped below it, the cost of extending can increase significantly. That’s because the premium isn’t guessed, it’s calculated using specialist valuation methods.

This includes things like:

• The loss of ground rent to the freeholder
• The future value of the property when the lease ends
• “Marriage value” (which can apply below 80 years)
• Market evidence comparing short and long leases

It’s not estate agency opinion, it’s regulated valuation work.
