The M271 and M27 are close by, with good access to Bournemouth, Fareham and Portsmouth and the M3 for Wi******er, Basingstoke and London. Southampton Airport is also easily accessible (M27, junction 5). What’s included in the Licence Fee?

· Onsite Car Parking (permits provided - first come, first serviced)

· 24-hour access for tenants

· Background heating

· Water Rates

· Fibre Optic Access

· Building repairs and maintenance

· 24 hour security and CCTV

· Waste disposal

· Buildings insurance

· Reception Service

· Royal Mail deliveries taken and sorted into Mail Room for collection

· Conference and training facilities (free of charges up to 6 times a month for tenants)

· Passenger/goods/disabled lifts and loading bay

· Café facilities

Additional Charges

· Single Phase Electricity Meter: £6.50pm +5% VAT Electricity Standing Charge + Electric Usage (metered) or Triple Phase Electricity Meter: £16.99pm +5% VAT Electricity Standing Charge + Electric Usage (metered)

· Water Standing Charge (only applicable if room has a working sink): £6.00 no VAT

· Sundries: example – lightbulbs, additional keys/Security Cards etc

· Tenants are responsible for their own internet/telephone needs. “e have Fibre Optic access provided by 4Tech, and there are no installation costs if you use them (https://help.4tech.uk.com/support/home). They can have everything up and running within 48 hours. Tenants can use another provider if preferred. Set-up Fee to proceed

· Deposit: 2 month’s Licence Fee +NO VAT

· Plus: 1 month’s Licence Fee +VAT plus Elec/Water Standing Charges in advance
