That little number on a listing is saying more than you think.
Here's how to read it like a buyer who knows what they're doing:
π’ Low DOM (under 2 weeks) β This home is priced right and people know it. If you like it, move. It won't wait for you.
π‘ Mid DOM (2β6 weeks) β Worth a closer look. There may be a pricing conversation to be had, or the right buyer just hadn't come along yet. That could be you.
π΄ High DOM (6+ weeks) β Ask why. Sometimes it's overpriced. Sometimes it had an issue that's since been resolved. Sometimes it's actually a hidden opportunity β but you need someone who knows how to dig into that.
Days on market is one of the details that gets overlooked when you're scrolling listings on your own β but it's one of the first things I look at for my clients.
