There is a City of Chicago program that pays back up to 90% of a new storefront, and most owners on these blocks have never heard of it.

It is called SBIF, the Small Business Improvement Fund. It is a reimbursement, not a loan. You pay for the approved work, the City pays most of it back, and you keep the upgrade with nothing to pay back. It has put roughly $154 million into more than 2,200 Chicago businesses since 2001.

Right now four areas are open and the window closes August 30. You do not have to own the building. Tenants qualify too, with the landlord's sign-off.

On the work itself: if it is a straight storefront tear-out and replacement, we handle the whole thing. If the openings need cutting or there is interior finish work involved, that takes a general contractor, and we can line one up if you do not have one. If you manage or build for retail tenants, this one is worth a forward.

Here is the actual math on the Chicago storefront grant, since most explanations make it more complicated than it is.

SBIF is a reimbursement, not a loan. How much comes back depends on your sales or net worth. Up to $3 million gets 90% back. $3 to $6 million gets 60%. $6 to $9 million gets 30%.

The cap is $150,000 on a commercial project. Property owners need to hold under $500,000 in liquid assets. Industrial projects run a flat 50%, up to $250,000.

You front the approved work, the City pays a share back, and you keep the upgrade. Four areas are open through August 30.

The grant buys the glass. The glass pays you back.

Old single-pane storefront glass is the weak link in your building's envelope. It leaks heat far worse than the brick wall or the roof around it, somewhere around U-1.0, which is the technical way of saying it is the hole the heat pours out of all winter and the sun pours in through all summer.

New insulated Low-E glass, around U-0.29, loses roughly 30 to 50% less energy through the glass. On a 300 square foot storefront that works out to about two-thirds less heat lost. Step up to a Solarban 60 Low-E by Vitro, one of the most specified architectural glasses made, and you cut summer solar heat gain by more than half. Lighter AC load every cooling season, not just a warmer store in winter.

Most storefront glass upgrades pay for themselves in 3 to 5 years on energy alone. And right now the City's SBIF grant reimburses up to 90% of the work, in four Chicago areas through August 30.
