Two years ago this month, opened its doors in Florham Park, New Jersey.

A multi-specialty orthodontic practice built from the ground up, and a project we're proud to have been part of from day one.

We're proud to share our latest case study: Morris County Orthodontics with Dr. Blair Sittmann in Morris Plains, NJ.

Dr. Sittmann is a lifelong Morris Plains resident who wanted to build her practice in the community she grew up in. Our relationship started while she was still Chief Resident at Montefiore Medical Center — she invited John Masserano to speak to her residents, and shortly after engaged our team to build her own practice.

The Masserano + Align team handled everything: market research that pinpointed Morris Plains as underserved for boutique orthodontic care, navigating a building that required conversion from single- to multi-tenant use, a full design and build-out, and ongoing lease management that continues to protect her economics long after opening day.

One moment from this project stands out. During planning, Dr. Sittmann questioned the size of her panoramic X-ray room. Our team designed it to be ADA compliant. After opening, a new patient chose her practice specifically because of it.

We built three practices in three different states.

Oral surgery in Ann Arbor, Michigan. Pediatric dentistry in Orlando, Florida. A second location expansion in Irvine, California. None of them are close to our home base in New Jersey. None of them required us to be.

The Pomona, NY real estate market had nothing for Dr. Samuel Schuster.

No listings. No available condos. No obvious path forward.

So our team did something simple: we went door to door.

That old-fashioned hustle turned up an off-market medical office condo — one whose owner was quietly open to selling. We negotiated the deal, structured an SBA loan to cover the real estate, construction, and full practice startup, and kept his monthly payments in line with what most dentists pay in rent.

Today Dr. Schuster owns his space, runs a dual-focus practice serving kids and seniors, and has a real estate asset appreciating beneath him.
