It’s back-to-school season!

As students, teachers, and staff head back into the classroom, it’s also a great time to think about the buildings that support learning every day. A well-maintained roof plays an important role in protecting classrooms, equipment, and everyone inside.
Before the school year gets too busy, a roof inspection can help identify potential issues and address them before they become costly disruptions.

Wishing all students, teachers, staff, and school districts a successful school year ahead!

Last week, some of our team members had the opportunity to join the BOMA and IREM groups for a beautiful day out on the water during their Sightseeing Boat Cruise aboard the Vista King!

We had a wonderful time taking in the fantastic views, connecting with new faces, and catching up with familiar ones. Thank you to BOMA Wisconsin and IREM for a great afternoon and a fun opportunity to connect with fellow industry professionals!

Understanding Different Types of Commercial Roofs

Not all commercial roofs are the same. Different roofing systems have different materials, benefits, maintenance needs, and expected lifespans.

Some of the most common commercial roofing systems include:

EPDM (Ballasted or Fully Adhered) – A durable synthetic rubber membrane commonly used on low-slope roofs.
TPO – A single-ply membrane known for its durability and reflective properties.
PVC – A strong, heat-welded membrane that can provide excellent resistance to weather and chemicals.
Modified Bitumen – A multi-layer system designed for durability and flexibility.
Built-Up Roofing (BUR) – A traditional multi-layer roofing system that has been used for decades.
Metal Roofing – Available in a variety of materials and profiles, offering long-term durability.
Green Roof – Roofing system that incorporates vegetation and growing media on top of a building.
Shingle Roof – Made up of individual shingles installed in overlapping layers to help shed water.

Understanding what's above your building is the first step toward managing it effectively.

Thinking About Installing Solar on Your Commercial Roof?

Solar panels can be a great investment, but there are several factors to consider before installation.

The Pros:
- Reduce energy costs
- Support sustainability goals
- Potential long-term financial benefits

The Cons:
- Added weight and equipment on the roof
- Can make future roof repairs more complicated
- Panels may need to be removed if the roof needs replacement

One of the most important questions to ask is: How much life does your roof have left?

Before moving forward with solar, have your roof evaluated to make sure it's ready for the investment.

What Happens During a Commercial Roof Assessment?

A commercial roof assessment is more than just looking for leaks. It's a thorough evaluation of your roof's overall condition to help identify existing issues and prevent future ones.

During an assessment, a roof consultant may evaluate:

- The condition of the roofing membrane
- Flashing, seams, and edge details
- Drains and drainage performance
- Rooftop equipment and penetrations
- Signs of damage, deterioration, or trapped moisture

Regular roof assessments give building owners and facility managers the information they need to protect their investment and extend the life of their roofing system.

Strong winds don't have to tear off roofing materials to cause damage. Over time, wind can loosen flashing, lift membrane seams, damage edge metal, and create small openings where water can enter. These issues may not be noticeable from the ground, but they can lead to leaks and more costly repairs if left unaddressed.

After a major wind event, it's a good idea to have your roof inspected, even if everything looks fine. Catching damage early can help extend the life of your roof and prevent small problems from becoming major ones.

We had a great time presenting at Wisconsin Association of School Business Officials Winneconne Custodial Conference this past week!
We had the opportunity to share insights on Roof Maintenance 101 and Solar Power, including how solar installations can impact your roofing system. It was a pleasure connecting with the dedicated professionals who work every day to maintain and protect our school district facilities.

Thank you to everyone who attended and participated in the discussion. If you missed this session, you can catch Dave speaking next at the Muskego-Norway Custodial Conference on August 5th. We look forward to seeing you there!
