Did you know? Pre-war apartments are prized for a reason. 🏛️🤍

Higher ceilings. Thicker walls. Real plaster, solid construction, and a sense of space that most new buildings simply can’t replicate. Built before WWII, these homes were designed with craftsmanship and proportion in mind, and that’s why they still command attention (and prices) across NYC.

The thicker walls mean better sound insulation. The taller ceilings mean more light and a greater feeling of openness. And the character? You can’t fake it.

But renovating a pre-war comes with its own rules: board approvals, aging building systems, and layouts that don’t always cooperate. That’s where an architect who knows these buildings makes all the difference.

FACT: Changing how a space is used is one of the most regulated moves you can make in NYC. And getting it wrong is expensive.

Here’s what a basement apartment conversion actually triggers:

*Zoning: your district has to allow a second unit. Not every property qualifies.
*Certificate of Occupancy amendment: you need to legally change the use from storage/utility to residential. No CO change = illegal unit.
*Egress requirements: bedrooms need properly sized windows for emergency exit. Most basements don’t meet this standard as-is.
*Ceiling height minimums: NYC requires at least 7 feet of clearance for habitable space.
*Separate entrance: required for a legal accessory unit in most cases.
*Fire separation: rated walls and ceilings between units.
*Plumbing & electrical: a full kitchen and bathroom means full permits.

Skip any of these and you’re looking at fines, stop-work orders, or being forced to restore the space; after spending tens of thousands of dollars.
