Did you know adding a second floor isn’t always allowed, even if it looks possible? 🏡

You might look at your home and think, “There’s plenty of room to build up!” But in NYC, what’s physically possible isn’t always what zoning allows. 📐
Before adding another story, several factors need to be evaluated:

📏 Height limits: Your property may have a maximum permitted building height.
📐 FAR (Floor Area Ratio): Limits the total amount of floor area you can build on a lot.
🏡 Setbacks & lot coverage: Determine where and how much you can build.
🏗️ Existing structure: The foundation and framing need to be evaluated to determine whether they can support an additional floor.
📑 Zoning & building codes: The project must comply with applicable NYC requirements and approvals.

So before you start imagining that extra bedroom, office, or entire new level… check what your property actually allows.

Buying a condo or co-op in NYC and planning to renovate? The DOB is only half the story. Your building board, your alteration agreement, and a set of rules nobody handed you at closing have just as much say over what you can and can't do inside your own home.

We broke it all down in this carousel, the restrictions most buyers don't find out about until their contractor is already booked and the deposit is gone.
