A resource I recommend to real estate investors: CostSegregation.com powered by KBKG (CostSegregation.com ).

When a Cost Segregation Study makes sense for a client, I recommend working with providers that have strong industry experience and deliver audit-ready reports.

One company I feel comfortable recommending is CostSegregation.com powered by KBKG.

Their studies are IRS audit-ready, include audit defense, and help investors determine whether accelerated depreciation may provide meaningful tax savings and improved cash flow.

If you’ve recently purchased investment real estate or own a short-term rental, a Cost Segregation Study may be worth considering.

As always, the key is ensuring that this strategy aligns with your overall tax plan and long-term goals.

Wondering whether your property may benefit from a Cost Segregation Study? Feel free to reach out.

Financial stability rarely arrives overnight.

More often, it begins quietly.

With better habits.
Clearer priorities.
More intentional decisions.

Long before the numbers change, something else changes first:
the way we think, choose, and invest in ourselves.

The small decisions we make today often shape the life we build tomorrow.

June 15 is the next estimated tax payment deadline.

If you’re self-employed, have business income, rental income, investment income, or other income not subject to withholding, this date may apply to you.

A common mistake I see?

Waiting until tax season to discover not enough tax was paid during the year.

A little planning now can help avoid surprises later.

Not sure whether you should be making estimated tax payments? It may be worth checking before June 15.

A small delivery with a big meaning.

Today, my Notary Signing Agent business cards arrived.

What started as a simple idea has turned into another way to serve clients and continue growing professionally.

I truly enjoy helping people navigate important moments with confidence, clarity, and attention to detail, whether it’s taxes, bookkeeping, or now loan signing appointments.

Every new chapter starts with a first step.

I’m excited to see where this one leads.

What happens if you file taxes late?

Usually, nothing gets better by waiting.

Penalties may apply.
Interest may continue to accrue.
The situation often becomes more difficult to resolve.

The good news?

The sooner you act, the more options you typically have.

One of the biggest mistakes I see isn't filing late.

It's waiting too long to deal with it.

Sometimes the hardest part is simply taking the first step.

Summer job? Side hustle? Selling online?

A quick reminder: income is taxable, even if you don't receive a tax form.

You may receive:
- Form W-2 from an employer
- Form 1099-NEC or 1099-MISC
- Form 1099-K for payments received through apps or online marketplaces

The best thing you can do now?

Keep good records of your earnings throughout the year.
Your future self will thank you when tax season arrives.

Missed the tax filing deadline?

It's not too late.

The IRS reminds taxpayers that IRS Free File remains available through October 15 for eligible individuals.

One of the biggest misconceptions I hear is:

"I missed the deadline, so I probably don't qualify for a refund anymore."

In many cases, that's simply not true.

A few important things to know:

- If your AGI is $89,000 or less, you may qualify for free guided tax preparation through IRS Free File.
- E-filing helps reduce errors and can speed up processing.
- Direct deposit is usually the fastest way to receive a refund.
- Even if you don't normally file a return, you may still qualify for a refund or valuable tax credits.

If you're due a refund, filing may still put money back in your pocket.

Don't assume. Check your options.

For a long time, I thought taxes, bookkeeping, and financial work were “just work” for me.

But at some point, I realized something deeper.

I genuinely love bringing clarity to situations that feel overwhelming to people.

Helping someone finally understand their numbers.
Helping a business owner feel more in control.
Turning chaos into structure.

That feeling when a person goes from stressed and uncertain…
to calm and confident... that became very meaningful to me.

Becoming an Enrolled Agent wasn’t just another certification or career step.
It felt like I finally found what I’m truly meant to do.

Not because the work is easy (absolutely NOT).
But because it feels right.

And honestly, I’m still learning, growing, and evolving every single day, but now with a very clear sense that I’m exactly where I’m supposed to be.

Think your small business is safe because sales are strong? Cash flow can tell a different story. Our latest blog breaks down why profitable businesses still run short on cash.

Cash flow problems can sneak up on any small business, even when sales numbers look strong. It’s a common challenge that many owners face, and it often causes more stress than the actual sales figures suggest. I’ve seen firsthand how confusing it can be to have good sales but still feel like mon...
