🏢 SOMEBODY JUST SPENT $22 MILLION ON A BUILDING IN GREENSBORO, NORTH CAROLINA!
And here's why I find that interesting.
CBRE, one of the world's largest commercial real estate firms, just announced the sale of Renaissance Plaza in downtown Greensboro.
$22 MILLION purchase price.
19 STORIES.
287,464 square feet.
The buyer? Appian Investments.
And this isn't some vacant piece of land with a developer promising to build something five years from now.
This is an actual completed real estate transaction.
Now, here's something important.
The building was reportedly only about 65% occupied.
So this isn't necessarily a story about investors paying top dollar for a perfectly stabilized property.
It's about an investor seeing an opportunity to improve an existing asset.
And THAT is interesting to me.
I've been investing in real estate for more than 20 years, and I've learned that great opportunities aren't always found in the biggest, most expensive markets.
Sometimes they're found in secondary markets where experienced investors believe they can create additional value.
Does one office-building acquisition guarantee Greensboro's housing market will appreciate?
Of course not.
But it demonstrates that real estate investors continue putting meaningful capital into the Triad.
My takeaway: Don't overlook secondary markets just because they aren't making national headlines every day.
Greensboro deserves a spot on investors' radar.
CBRE has arranged the $22 million sale of Renaissance Plaza, a 19-story, 287,464-sq.-ft. office tower in downtown Greensboro, N.C., to Appian Investments.
