In the federal government's 2020 home energy survey, about 3.14 million rented U.S. homes had a main water heater 20 years old or more. The ones still in place are older now.

If you manage units, walk the closets and note tank ages before a ceiling downstairs tells you.

It becomes friction. Three layers of subcontracting, each taking margin. Coordination, rework, waiting, chasing updates.

After Hurricane Isaias, the aerial imaging firm Vexcel checked 412,403 buildings in the high-wind zones of Florida, Alabama and Mississippi. About one in 23 had damage.

A small roof opening is easy to miss at first. It usually shows up later as a ceiling stain, a few rains in.

The EPA says 9% of homes have leaks that waste 50 gallons of water or more a day.

The tricky part is that nothing looks wet. A worn toilet flapper can leak silently all year, and by the EPA's math a faucet dripping once a second wastes more than 3,000 gallons a year.

If your buildings are on a master meter, the water bill usually notices before anyone does.

Florida tracks how many hurricane claims get closed. For Hurricane Milton, as of December 9, 2025, 94.2% of residential property claims were closed. Commercial property was only at 47.5%.

Opening a commercial claim after Isaias? Date every photo and moisture reading from day one.

Today we remember the nearly 3,000 people lost on September 11, 2001, the first responders who ran toward it, and the service members who have carried the weight of that day ever since.
