🏠 HOME INSPECTION TIP: You Don’t Need to Bring the Whole Family 😂

Dad’s a contractor? Bring him.

Uncle Tony’s an electrician? Absolutely.

Your cousin’s a plumber? He might actually be helpful.

But your mother-in-law who has watched 14 seasons of HGTV and “just doesn’t like the feeling of this house”?…

Maybe she can sit this one out. 😂

A home inspection is stressful enough without 11 people walking around giving opinions:

“I don’t like that crack.”

“I’d knock this wall down.”

“That basement smells funny.”

“You know what your cousin paid for his house?”

“I would NEVER buy this.”

Meanwhile, your home inspector is standing there trying to explain the actual problems with the house. 😂

Here’s my rule:

Bring people who bring knowledge—not anxiety.

The smaller the crowd, the easier it is for you to listen, ask questions, understand the findings and actually picture yourself living there.

Because at the end of the day…

You’re buying the house. Not Uncle Tony. Not Mom. And definitely not your mother-in-law. 😂

A REFERRAL SHOULD MEAN SOMETHING.

Whenever someone asks me for a professional referral, I try to answer one simple question first:

Would I trust this person with my own family?

That question has become my personal standard.

If the answer is yes, I have no problem putting my name behind them and telling people exactly why I trust them.

If I’ve had mixed experiences, I’ll be honest about that too and let the person make their own decision.

And if I wouldn’t personally trust someone with my family, I don’t feel comfortable asking another family to trust them either.

In real estate and business, we build a lot of relationships. We attend events, support each other, network, sponsor organizations and send business back and forth. Those relationships are important.

But for me, a referral has to go one step further.

It means I’m lending someone a little bit of the trust I’ve worked hard to earn.

When a client, friend or family member asks, “Do you have a guy?” I want them to know that my recommendation comes from genuine confidence in that person — not simply because I know them.

That’s why I believe in investing heavily in the people around you.

Find professionals with character, competence and accountability. People you trust enough to recommend without hesitation.

Because at the end of the day, the people we recommend become a reflection of us.

And I want every referral I give to be one I’d be comfortable giving to my own family.

The goal isn’t to scare you out of the house you love.

The goal is to make sure you know what you’re walking into.

Here’s the truth: If you don’t love the location, you’re probably not going to love the inspection report—no matter what it says.

Too many times, I see buyers settle for a home in an area or location they were never truly happy with. Then, when the inspection uncovers normal defects or needed repairs, every little thing becomes another reason to kill the deal.

Before you start choosing houses to bid on, choose where you actually want to live. Find the town, neighborhood, commute, school district, or lifestyle that works for you. Fall in love with the location first—then start looking for the right house within it.

A house can be repaired, renovated, updated, and improved.

You can’t renovate its location.

Take the time to get that part right first. I promise it can save you a lot of time, money, and heartache.

A Brief Pause

Over the next few days, we’ll be taking a short pause as we shift our focus from the things that occupy us each day to what matters most—family.

For those who share our faith, and even for those who don’t, I’d be honored if you’d join us in praying for a God-sized outcome as my brother, Frank, undergoes what we pray will be his final surgery to eradicate cancer from his mouth and body.

Heavenly Father,

We ask that You bless every surgeon, nurse, and medical professional at Memorial Sloan Kettering Hospital. Guide their hands, sharpen their minds, and let Your presence be felt in every decision, every movement, and every moment.

Lord, place Your healing hand upon Frank. Carry him through this surgery and the long road to recovery in a way that only You can. Surround him with Your peace, strength, and comfort.

Lift up his wife, Robyn, as she faithfully cares for him. Give her endurance, wisdom, and moments of rest. Walk beside her each day and remind her she is never carrying this burden alone.

We also pray for every person who will care for, encourage, or come into contact with Frank throughout this journey. May Your love shine through each of them, and may this entire process bring glory to You.

We trust in Your perfect plan and Your unfailing goodness.

In Jesus’ name, Amen.

There are people who spend their lives showing up for others without ever asking for anything in return. My brother, Frank, is one of those people.

For years, Frank has fought an unimaginable battle against mouth cancer. He’s endured surgery after surgery, countless treatments, and more obstacles than most people could ever imagine. Through it all, he has remained one of the strongest, most selfless people we know. If you know Frank, you know he would never ask for help. In fact, he’d probably rather carry the burden himself than let anyone know he needs it.

But this time, we’re asking on his behalf.

Frank is preparing for the biggest surgery of his life. It will involve an extensive operation, more than a week in the hospital, major reconstruction of his mouth and jaw, and many months of recovery. During that time, he will be unable to work, and the financial pressures that come with everyday life don’t stop simply because you’re fighting for your health.

We know that medical bills are only part of the burden. Lost income, travel, meals, household expenses, and the day-to-day costs of life quickly add up. We would love to come together as a family, as friends, and as a community to help lift some of that weight from Frank and Robyn so they can focus on what truly matters—his healing.

If you’ve ever been to one of Frank’s legendary barbecues, you know he loves feeding people. If you’ve participated in the annual WRAT food drive, you’ve likely seen him volunteering his time and energy. He’s the guy who quietly shows up when someone needs a hand, never expecting recognition and never asking for anything in return.

Now it’s our turn to show up for him.

Let’s rally around Frank the same way he has rallied around so many others. Let’s remind him that he isn’t fighting this battle alone.

And together, with a little Italian spirit…

Fresh paint doesn’t fix rotten wood. It just hides it… until it can’t anymore.
