"£10k a month by week six" is a promise that sets a lot of new sourcing agents up to fail. Tina on why real progress, trust and systems take longer than six weeks, and why that is completely normal.

Oops! ☕🙈

Yesterday's Mini Compliance Over Coffee live had a little technical hiccup and didn't go out as planned. So instead, here's the full edited session for you to watch in your own time.

This week Tina explains redress schemes in 60 seconds, what they are, why they matter, and how to check whether an agent is properly registered before you work with them.

Enjoy!

Myth: "I can earn first and get registered later." ❌

Tempting - but it's one of the costliest shortcuts in sourcing.

Your registrations aren't paperwork to tidy up once the money arrives. Before you trade, you need redress scheme membership, ICO registration, and AML supervision with HMRC - all in place first, not after your first deal.

Skip that order and you're not bending the rules, you're breaking them — with penalties and unhappy clients waiting at the end of it.

Get compliant first. Then every fee is one you've earned the right way.

Important update for property sourcing agents and deal packagers.

HMRC has updated its Anti-Money Laundering guidance for supervised businesses and sourcing agents and deal packagers are now covered directly.

If you source or package deals, this affects you, and your documents need to reflect the changes.

HMRC expects you to have read and understood the relevant guidance — including the sector-specific sections, sector risk assessments, the UK Sanctions List, and proliferation-financing guidance — and to reflect it in your legally required documents.

You have three options: review the guidance and update your documents yourself, pass it to your legal team, or come to us - we've already updated our document suite to reflect the changes.

We work closely with HMRC's AML team and stay on top of their guidance as it develops, which is how we're able to move quickly on updates like this.

We've pulled the full guidance, the official sources, and your options together on our Advice Hub 👇

We've just updated 14 documents in our pack to reflect HMRC's latest AML guidance.

If you source or package deals, this one's important. HMRC has updated its anti-money laundering guidance, and sourcing agents and deal packagers are now firmly included. Your documents need to reflect the changes.

Three options: review the guidance and update them yourself, pass it to your legal team, or come to us - our document suite's already done, colour-coded so you can see exactly what's changed.

Not legal advice. Read HMRC's guidance in full.

How does a sourcing business actually grow? Not through hustle and cold outreach, but through something slower and quieter that most people overlook.

This week Tina looks at how one client you've looked after properly rarely stays just one. Do right by people and it quietly adds up over time. It's the same reason year one can feel like hard graft while later years start to feel almost effortless.

She'll talk through what builds a reputation deal by deal, the one thing that can undo it all in an afternoon, and why the sourcers who play the long game tend to find the good leads coming to them.

Honest, practical, and just ten minutes of your time. Grab your coffee and join us live.

Tuesday, 10am. Think about where your last good lead really came from.

"Thank you for providing such a comprehensive guide tailored to sourcing in particular. It is exactly the information I needed."

Thank you, Ayse. Data protection and AML training can often feel generic.

We made ours specific to sourcing on purpose, because the risks and the paperwork you actually face are particular to this industry.

Glad it hit exactly what you needed.
