❓ How can landlords attract better tenants?

A well-presented home, a realistic rental price and prompt communication can all make a big difference in attracting quality applicants and reducing void periods.

Taking the time to get these basics right can help you secure tenants who are more likely to stay longer and look after your property.

The term “reciprocity” is often misunderstood in business networking.

Many inexperienced networkers expect an immediate return for any actions they take on behalf of others. However, master networkers know that service to your network of contacts must always be uppermost in your networking activities - consistently.

People don't remember every property they scroll past.

They remember the ones that made them stop.

Not because they were the biggest.
Not because they were the most expensive.
Because they were presented in a way that captured attention.

In property marketing, being memorable is just as important as being visible.

That's where great visual content makes the difference.
👉 Create a lasting first impression.

⏰ This week's 10 minute presentation was by Stephen Walker of Motivation Matters

In Stephen's 10-minute BNI presentation, he demonstrated what he believes is one of the biggest problems facing growing businesses: profit leakage.

Using two buckets and toy £50 notes, he compared an "Ideal Company" with a "Real Company". In the ideal business, managers know their costs, understand their margins and can accurately predict how much profit should fall into the bucket. Every £50 note represented expected profit. In the real business, however, the bucket had a hole in the bottom. Although the same amount of profit was forecast, many of the £50 notes leaked out, ending up on the floor and disappearing down the drain. The point was simple: most business owners focus on increasing revenue, but far fewer understand how much profit is being lost through operational inefficiencies, management issues and poor ex*****on. This was the central theme of his presentation, ‘The Problem nobody tells you about’.

Stephen explained that profit leakage often increases as businesses grow. When the company was a start-up, the owner would stay until midnight to finish the job because it was their business and their future. Employees rarely have that same level of ownership. When processes are poorly designed, organisations frequently solve the problem by recruiting more people rather than improving how work is done. The result is higher costs, greater complexity and less profit than the business should be generating. This led into the principles behind Stephen's 4 Phase Programme:
• building stronger manager-team relationships
• improving processes collaboratively
• creating meaningful performance targets and
• establishing the accountability needed to sustain improvement.

The presentation concluded with a simple message: every business has a sales figure and a profit figure, and between those two numbers sits management. Good management turns revenue into profit. Poor management turns revenue into waste.
