There is a version of passive fire protection that gets treated as a box to tick at the end of a project, and then there is the version where it is planned properly, sequenced correctly, and delivered by people who understand what they are doing.

The difference usually shows up at handover.

King Street is a project we are genuinely proud of. Working alongside Vinci on the Civil Service Hub in Blackpool, we delivered the full passive fire protection package across a £1.3 million scope. This included firestopping elements, pe*******on seals, Sherwin-Williams intumescent paint, Rockwool cavity and fire barriers, and Siderise cavity barriers throughout.

A project of this scale does not run smoothly by accident. It requires early coordination, a clear understanding of the fire strategy, and a team that can maintain quality and documentation across a large number of individual elements over an extended programme.

What it also reinforced is something we see consistently on well-run jobs: when the main contractor and the specialist trade are aligned from the start, the work is better, and the handover is cleaner. Vinci ran a tight ship, and that made our job easier and the outcome stronger.

A fire door is only as effective as its installation. That sounds straightforward.

In practice, it is one of the most consistently misunderstood areas of passive fire protection.

The door itself is a tested product. It has been assessed as part of a doorset assembly - frame, ironmongery, intumescent seals, hinges and all. Change any one of those components, or install the assembly incorrectly, and the tested performance no longer applies. The certification is for the complete system, not just the leaf.

We see the consequences of this regularly, particularly on refurbishment projects where existing openings and frames were not designed around a tested doorset. Doors supplied by one party and installed by another, with no clear responsibility for the overall assembly. Gaps that exceed the tolerances of the tested detail. Intumescent seals fitted to the wrong rebate. Ironmongery substituted without checking compatibility with the original test evidence.

None of these is unusual. They are common on sites where fire door installation has been treated as a general joinery task rather than a specialist one.

We carry out fire door installation as part of our passive fire protection scope. That means the same approach we apply to fire stopping and intumescent coatings - correct products, correct installation, documented and third-party certified.

Tier one contractors do not keep coming back to specialist trades out of loyalty. They come back because the work was done correctly, the documentation was in order, and there were no surprises at handover.

That is the only currency that matters.

Wirral Waters is a project we take real pride in. Working alongside Graham Construction on a £500,000 scope, we delivered pe*******on seals and fire barriers using Rockwool, a mixture of the materials already on site combined with Kemwell FP900 boards, and intumescent spraying using Nullifire across a complex mixed-use waterfront development.

Getting the detail right on a project like this requires more than just turning up. It requires proper sequencing, consistent quality across a large number of elements, and documentation that holds up under review.

We delivered that, and the relationship with Graham has continued since, with further work together.

Repeat work from a contractor of that calibre is not given. You have to earn it, one project at a time.

Compartmentation is one of the most fundamental principles in building fire safety.

The idea is straightforward: divide a building into sections that contain fire and smoke long enough for people to evacuate and for the fire service to respond.

In practice, maintaining compartmentation across a live building is more complex. Every service pe*******on through a fire-rated wall or floor is a potential breach. That means pipes, cables, ducts and conduits all need to be sealed to the correct standard using tested details appropriate to the service type, the substrate and the gap size.

When this is done correctly and documented properly, the compartmentation works as designed. When it is not, the integrity of the entire floor or zone can be compromised by a single unsealed pe*******on.

This is why the detail matters. Not just the installation, but the record of what was installed, where, and to what specification.

The gateway regime under the Building Safety Act has changed how higher-risk buildings are designed, built and handed over. For passive fire protection, the practical impact is significant.

Gateway 2 requires fire safety information to be submitted and approved before construction begins. That means fire stopping strategies, structural steel protection specifications and compartmentation approaches need to be considered and documented at design stage, not resolved on site.

For main contractors and commercial teams, this changes the procurement conversation. Passive fire protection specialists need to be involved earlier. Scope needs to be properly defined before work starts, and the documentation trail needs to run from design through to handover.

We have been working through these requirements on live projects and the message is consistent: the contractors who plan for this early have fewer problems. The ones who treat it as something to sort out later are finding that later is more expensive and more disruptive than it needed to be.

A fire stopping survey is only useful if it captures what is actually there.

We have lost count of the number of surveys sent to us that cannot be priced from. No dimensions, no recommendations, no clear record of what was found. The client has paid for a survey and believes the job is scoped. In reality, the information is not there to work from.

On one job, we priced from the survey provided, were awarded the work, and arrived on site to find significantly more breaches than had been identified. The client had already paid for a survey. They then had to commission another one.

The issue is not always the surveyor's intent. It is competence. A fire stopping survey on an existing building rarely matches a tested detail exactly. It requires the knowledge to assess ad hoc situations, service types and current regulations, and work out a compliant solution when there is no straightforward spacing guidance to follow.

Someone walking around taking photos and noting holes is not the same thing.

If you are commissioning a compartmentation or fire stopping survey, check the background of the company carrying it out. The cheapest quote is rarely the one that saves you money.

Our day job is passive fire protection, but a lot of what we are proud of sits outside the usual nine to five. Local boxers grafting for titles, putting the hours in when nobody is watching, feel very familiar to us.

We are proud to sponsor two Liverpool based brothers in the boxing world, Peter and Joe McGrail. The way they train, deal with setbacks and keep moving forward is the same attitude we look for on site every day.
