A service opening can involve several contractors without anyone taking responsibility for the final arrangement.

Each team has its own installation to complete. The fire stopping contractor then inherits the combined layout.

We think shared openings need a clearly agreed coordination responsibility before services start going through them.

Someone needs to consider the whole arrangement, including the space required to install the appropriate fire stopping system.

Otherwise, a decision affecting several packages can end up being left to whichever trade arrives last.

Passive fire protection scopes are sometimes treated as straightforward to price.

In practice, a well-prepared tender for fire stopping, intumescent coatings or fireboarding requires a site visit, a proper read of the specification, an understanding of manufacturer constraints and a realistic view of programme and access. When those steps are skipped, the price looks competitive, but the problems usually come later.

We've seen it from both sides. Scopes that were underpriced because the estimator / QS did not understand what was included. Packages awarded to the cheapest quote, where the contractor arrived on site without the knowledge to deliver the work correctly. The client ends up paying twice - once for the original contractor and again for the remedial work.

We price our work properly because we visit the site, read the specification and include what needs to be included. That sometimes means we are not the cheapest number on the page, but it does mean the work gets done the first time correctly.

Passive fire protection has grown as a market. That is a really good thing, because it means more awareness, scrutiny, and demand for compliant installations.

What has also grown is the number of companies entering the market without the background to deliver it properly. Building companies that cover multiple trades are picking up fire safety packages on frameworks and housing association contracts. The accreditation may be in place. The site experience often is not.

Fire stopping, compartmentation and intumescent work are not scopes that can be learned on the job at scale. These scopes of work require a significant amount of background preparation and technical review; they are not simply a case of attending site and filling an opening or applying intumescent coating to steelwork.

Considerable time and expertise are required to review project specifications, fire strategies, drawings, manufacturers' technical data sheets, tested details and supporting documentation to fully understand the specific fire performance requirements of each project and ensure that the proposed systems and installation methods are appropriate and compliant.

Intumescent coatings are one of the more common areas where passive fire protection work gets done twice.

The specification sets out what is required: correct product, correct surface preparation, correct dry film thickness recorded at each stage. When any of those steps are skipped or rushed, the installation may look complete, but the performance cannot be verified.

The issues that lead to remedial work are usually the same. Thickness estimated rather than measured. Product substituted on site without checking whether it is certified for the steel section in question. Preparation cut short because the programme is tight, with the coating applied over inadequately prepared steel.

The consequences of incorrect preparation or application may not always be immediately visible. In many cases, issues only become apparent several months, or even years, after installation.

This is particularly important where intumescent coatings are exposed to environmental conditions. Over time, inadequate preparation, incorrect product selection or poor application can lead to deterioration, breakdown and visible damage to the coating system.

These signs can indicate that something was not carried out correctly during the original installation, reinforcing the importance of proper specification, preparation, application and quality control from the outset. Remedial costs are consistently higher than getting it right the first time.

There is a shift happening in how passive fire protection is being assessed on site and at handover. Documentation is no longer something that gets pulled together at the end. It is part of the work itself.

Daily QA checks, photo evidence, internal sign-offs and third-party certification are not administrative extras. They are how compliance is demonstrated. Without them, the installation cannot be verified, regardless of how well the work was carried out.

We have built our QA process around this reality. Records are completed as the work progresses, not retrospectively. That means when a client needs to evidence compliance, the documentation is already there.

There is a version of passive fire protection that gets treated as a box to tick at the end of a project, and then there is the version where it is planned properly, sequenced correctly, and delivered by people who understand what they are doing.

The difference usually shows up at handover.

King Street is a project we are genuinely proud of. Working alongside Vinci on the Civil Service Hub in Blackpool, we delivered the full passive fire protection package across a £1.3 million scope. This included firestopping elements, pe*******on seals, Sherwin-Williams intumescent paint, Rockwool cavity and fire barriers, and Siderise cavity barriers throughout.

A project of this scale does not run smoothly by accident. It requires early coordination, a clear understanding of the fire strategy, and a team that can maintain quality and documentation across a large number of individual elements over an extended programme.

What it also reinforced is something we see consistently on well-run jobs: when the main contractor and the specialist trade are aligned from the start, the work is better, and the handover is cleaner. Vinci ran a tight ship, and that made our job easier and the outcome stronger.

A fire door is only as effective as its installation. That sounds straightforward.

In practice, it is one of the most consistently misunderstood areas of passive fire protection.

The door itself is a tested product. It has been assessed as part of a doorset assembly - frame, ironmongery, intumescent seals, hinges and all. Change any one of those components, or install the assembly incorrectly, and the tested performance no longer applies. The certification is for the complete system, not just the leaf.

We see the consequences of this regularly, particularly on refurbishment projects where existing openings and frames were not designed around a tested doorset. Doors supplied by one party and installed by another, with no clear responsibility for the overall assembly. Gaps that exceed the tolerances of the tested detail. Intumescent seals fitted to the wrong rebate. Ironmongery substituted without checking compatibility with the original test evidence.

None of these is unusual. They are common on sites where fire door installation has been treated as a general joinery task rather than a specialist one.

Tier one contractors do not keep coming back to specialist trades out of loyalty. They come back because the work was done correctly, the documentation was in order, and there were no surprises at handover.

That is the only currency that matters.

Wirral Waters is a project we take real pride in. Working alongside Graham Construction on a £500,000 scope, we delivered pe*******on seals and fire barriers using Rockwool, a mixture of the materials already on site combined with Kemwell FP900 boards, and intumescent spraying using Nullifire across a complex mixed-use waterfront development.

Getting the detail right on a project like this requires more than just turning up. It requires proper sequencing, consistent quality across a large number of elements, and documentation that holds up under review.

We delivered that, and the relationship with Graham has continued since, with further work together.

Repeat work from a contractor of that calibre is not given. You have to earn it, one project at a time.

Compartmentation is one of the most fundamental principles in building fire safety.

The idea is straightforward: divide a building into sections that contain fire and smoke long enough for people to evacuate and for the fire service to respond.

In practice, maintaining compartmentation across a live building is more complex. Every service pe*******on through a fire-rated wall or floor is a potential breach. That means pipes, cables, ducts and conduits all need to be sealed to the correct standard using tested details appropriate to the service type, the substrate and the gap size.

When this is done correctly and documented properly, the compartmentation works as designed. When it is not, the integrity of the entire floor or zone can be compromised by a single unsealed pe*******on.

This is why the detail matters. Not just the installation, but the record of what was installed, where, and to what specification.
