Good fire safety design starts with clear thinking.

A Design Fire Strategy Plan sets out the key fire safety principles for a building, including means of escape, internal fire spread, external fire spread, access and facilities for the fire service, fire alarm provision, fire resistance and other relevant design considerations.

At J.S.O Fire Safety Consultants, we support clients, architects, developers and design teams with clear, practical fire strategy advice.

Where approval is required, final acceptance remains subject to the relevant approving authority, but a well-prepared fire strategy can help support a more coordinated design process.

🔥 Fire loading isn’t just an indoor problem… it’s an outdoor one too.

During a recent inspection, we identified significant accumulations of combustible materials both inside and outside the premises. From cardboard, waste packaging and stored items indoors, to discarded materials and overgrown areas externally, all of these contribute to an increased fire risk.

If a fire starts, excessive fire loading can:
❌ Increase fire growth rates
❌ Produce larger amounts of smoke
❌ Allow fire to spread more rapidly
❌ Impact escape routes and firefighter access
❌ Increase the potential for property damage and business disruption

Good housekeeping is one of the simplest and most effective fire safety measures any business can implement. Regularly reviewing storage arrangements, removing unnecessary combustible materials, and keeping external areas clear can significantly reduce risk.

These issues are often overlooked because they develop gradually over time, but they can have serious consequences if left unchecked.

📸 These photos are a good reminder that fire safety starts with maintaining a safe environment both inside and outside your building.

🚨 Fire Safety Observation 🚨

During a recent inspection, we identified a significant fire safety concern: combustible materials being stored beneath a stairwell alongside electrical equipment and wiring.

In these photographs you can see:

📦 Large quantities of paper products and cardboard packaging
🧴 Flammable liquids and hand sanitiser
⚡ Electrical distribution equipment and cabling
🚪 Storage located directly beneath a protected escape route

This type of storage can significantly increase fire loading and, if a fire were to start, could rapidly affect the means of escape for building occupants.

Stairwells should be kept clear of combustible materials and used only for their intended purpose as protected escape routes. Good housekeeping remains one of the simplest and most effective fire safety measures any organisation can implement.

A small storage area can quickly become a major fire risk if left unchecked.

Clear and compliant signage is an important part of maintaining fire safety standards within any premises.

Over time, signage can fade, peel, or become difficult to read reducing visibility and effectiveness in an emergency or day-to-day compliance checks.

Regular inspections should include checking that all fire safety signage remains clear, legible, and in good condition.

In this case, the no smoking signage is beginning to deteriorate and should be replaced to ensure continued compliance and visibility.

Fire stopping is not a “fit and forget” solution.

Over time, seals can degrade, become damaged, or no longer provide the level of protection they were originally designed for. Without regular inspection, this can compromise the integrity of your compartmentation and increase risk.

These images show examples where fire stopping has been left unchecked for years highlighting why routine reviews are essential.

At J.S.O Fire Safety Consultants, we help ensure your passive fire protection remains effective, compliant, and fit for purpose.

Yesterday, our team attended the Fire Safety Event at the NEC Birmingham.

It was a fantastic opportunity to connect with a wide range of industry professionals, explore the latest innovations, and gain valuable insight into current developments across the fire safety sector. Events like this are always a great reminder of how quickly the industry is evolving and the importance of staying informed and engaged.

Throughout the day, we had the chance to speak with a number of businesses, share experiences, and discuss ongoing challenges and solutions within the industry. We also attended several insightful talks, which provided useful perspectives on compliance, best practice, and emerging trends.

A big thank you to AWB & SON / Dan Cocking for taking the time to speak with us it’s always a pleasure working together and strengthening that relationship.

We look forward to continuing the conversations started yesterday and building on the connections made. Opportunities like this are invaluable in helping us continue to deliver a high standard of service to our clients.
