Going Beyond the Inspection: Identifying Risks and Taking Action

At J.S.O Fire Safety Consultants, we believe that identifying a risk is only part of the job. Taking the appropriate action to help protect people and property is what really matters.

During a recent electrical inspection, our engineer identified a melted main switch presenting an immediate safety concern. The issue was promptly reported to the client, who authorised the additional remedial work. Our engineer was then able to address the Category 1 risk during the same visit, helping to minimise the time the risk remained present.

But that wasn't all.

The inspection also identified an unmarked consumer unit with 12 unidentified circuits. Rather than simply recording this as a defect and leaving it for another day, our engineer took the time to trace 10 of the circuits and update the circuit schedule during the visit.

✅ Immediate action taken to address a serious electrical safety concern.
✅ Clear communication with the client.
✅ Additional remedial work completed with authorisation.
✅ Circuits traced and the consumer unit schedule updated to support safer, more efficient future maintenance.

🔥 Fire Compartmentation: The Small Details Matter

Fire compartmentation plays a vital role in limiting the spread of fire, smoke and hot gases throughout a building.

However, even a well-designed compartment can be compromised by poorly maintained service penetrations.

Electrical cables, pipes and other services passing through fire-resisting walls and floors can create openings that allow fire and smoke to spread if they are not appropriately sealed.

As shown in this example, visible gaps around service penetrations can affect the integrity of the compartment.

Effective fire stopping should:

• Be suitable for the wall or floor construction
• Be appropriate for the services passing through it
• Use a tested fire-stopping system where required
• Be properly installed and maintained

Regular inspection of service cupboards, risers, electrical intake rooms and other concealed areas is an important part of maintaining effective compartmentation.

🔥 A Fire Door Isn’t Just About How It Looks

A fire door can appear to be in place and labelled correctly, but that doesn’t necessarily mean it is providing the protection required.

During a recent inspection, we identified a number of issues with this door, including services passing through the frame and significant gaps around the door assembly.

These types of defects can compromise the performance of a fire-resisting door and, in the event of a fire, potentially affect the protection it is intended to provide.

🚪 Fire door inspections should consider more than just the door leaf.

A competent survey should look at:

• Door leaf and frame condition
• Gaps and alignment
• Intumescent and smoke seals
• Hinges, closers and other hardware
• Glazing
• Signage
• Services and penetrations around the door/frame
• Evidence that the door assembly is suitable for its intended application
