But there is a carrying cost difference that rarely comes up until after closing, and for some homeowners it adds up to more than $5,000 annually.

Here is what the data shows for an $800,000 home:

Bee Cave
City tax rate: $0.02 per $100 assessed value
Annual city tax: approximately $160
Bee Cave has maintained this rate for 20 consecutive budget cycles, one of the lowest municipal rates in Texas.

Lakeway
City tax rate: $0.1598 per $100 assessed value (a 10.97% increase year over year)
Annual city tax: approximately $1,278

That is a difference of over $1,100 on the city portion alone. When you factor in MUD district fees and utility structures, the full gap between the two communities becomes a meaningful variable in any purchase decision.
