Before you start touring homes in Austin, make sure you know where you actually stand financially. 🏡

Pre-qualification and pre-approval might sound similar, but they're not the same thing.

I like to describe pre-qualification as the “fast food version” of the process. It's an initial look at your financial picture.

Pre-approval goes deeper and involves a more thorough review of your finances before you're ready to move forward.

Why does this matter?

Because the last thing I want is for you to fall in love with a home first and figure out the financing second.

Prepare first. Shop second.

Not exactly.

And if you're thinking about buying a home in Austin, understanding the difference is important.

A pre-qualification can be a useful starting point. It gives you an initial idea of what you may be able to afford based on the financial information you provide.

A pre-approval typically goes further, with the lender taking a closer look at your finances and verifying more of the information behind your application.

Why does that matter?

Because I don't want you spending your weekends touring $600K homes only to find out later that the monthly payment you're actually comfortable with puts your search closer to $500K.

I'd rather figure that out before we start looking.

And remember, your maximum approval amount doesn't necessarily need to become your home-buying budget.

We still need to consider your lifestyle, monthly expenses, property taxes, insurance, HOA fees, maintenance, and how comfortable you actually want that payment to feel.

Prepare first. Shop second.

It makes the entire home-buying process a lot easier.

One of the easiest ways to make buying a home stressful is to start touring houses before you're actually ready.

I get it.

Scrolling through listings is the fun part. 😂

But before I start showing a buyer homes in Austin, there are a few things I'd rather figure out first.

What's the monthly payment you're actually comfortable with?

Are you pre-qualified?

What kind of lifestyle are you looking for?

How much commute are you willing to tolerate?

Schools?

And most importantly, what's actually happening in the neighborhoods you're considering?

Because Austin isn't one real estate market.

The strategy that makes sense in one neighborhood might make absolutely no sense somewhere else.

Do the homework first, and when the right property shows up, you're in a much better position to recognize the opportunity and act confidently.
