Most first-time buyers think a great credit score gets the deal done. 🚫

It doesn't. SBA lenders finance cash flow, documentation, and structure — the credit score is only one piece of the file.

✅ SBA 7(a) can finance an existing business, a franchise, or owner-occupied commercial real estate
✅ Acquisitions are often underwritten to about 1.25x debt service coverage (startup projections closer to 1.30x)
✅ A $1M business may potentially get up to $900,000 financed if historical cash flow supports the payment — subject to full lender review
✅ A 5% seller note on full standby may count toward the 10% equity injection, cutting your cash in half
✅ Many lenders prefer credit around 680+, plus a resume that shows you can actually run the business

Don't drain every dollar to close — lenders want post-close liquidity for working capital.

Most people don't know this: an SBA loan can fund ground-up construction. 🏗️

A guy in his mid-20s found me through a YouTube video on SBA construction loans. He runs a steel-structure company for commercial build-outs, and business is good. He was leasing his warehouse and wanted to own one instead, and keep the current one too.
