Furnace season is here, which makes this a good week to talk about the alarm a lot of homes are missing.

Carbon monoxide has no smell and no color. Early exposure feels like the flu: headache, dizziness, nausea, wiped out for no reason. The tell is when everyone in the house feels sick at the same time and better once they leave.

Your smoke alarm won't catch it. You want a CO alarm on every level, basement included, plus one outside each sleeping area. Don't mount one right beside the furnace or water heater, where it can false alarm.

Some water damage doesn't puddle. It hides where the walls meet the floor.

Our team at ProSteam Carpet Care and Restoration found exactly that in a Saint Charles finished basement. The bedroom carpet was damp only along the walls, and the baseboards had rusty stains. Thermal imaging and moisture mapping traced the water along the exterior walls into the hallway and wet bar area.

Tearing out the wet drywall, carpet, and trim exposed dark growth on the tack strips and behind the baseboards. Then containment went up, and the drying equipment got to work.

Five days later, a bottom plate that read 87.4 on day one was down to 17.1.

Quick one for our Chesterfield neighbors. That crawl space you haven't looked at since spring? It's doing something right now.

Fall rain pools by the foundation, the soil wicks it upward, and the space stops drying once the weather turns. Winter shows up, nothing dries out, and by March there's growth on the joists and a smell you can't scrub out of the house.

Two floors, same amount of water, two completely different jobs.

Concrete slab: the water soaks down into the pour and sits. Concrete gives moisture back slowly, and a slab can read wet for weeks after the surface looks and feels dry. Rush it and you seal that moisture under new flooring.

Wood subfloor: the plywood swells first, then cups and crowns on the way down. Go too slow and mold starts. Go too fast and the boards warp.
