An upstairs bathroom leak is the one that gets expensive fast, and it has nothing to do with how much water there is.

Gravity does the damage. Water leaves the bathroom and works down through everything under it:
➡️ Bathroom subfloor soaks and starts to swell
➡️ Ceiling below stains, sags, then lets go
➡️ Insulation packs down wet and stays wet

Photograph everything before you touch it. Wide shots of each room, then close-ups of the damage. Get the outside too.

Then start mitigating, because your policy expects you to stop the damage from spreading. Photos protect the claim. Mitigation protects the house. You need both.

Set-in spots on a living room floor and down a hallway in one home. A threshold walked black and a stairwell worn gray in two commercial buildings. Same service, two different problems.

Residential carpet is usually spot work. Pretreat the mark, agitate it by hand, then steam the whole room so the clean matches edge to edge.

Commercial carpet is the opposite. The soil is even, ground deep into the traffic lanes, and the pass has to be slow enough to pull it out of the backing without soaking a floor that gets walked on again right away.

Both came back several shades lighter.
