A capital region in constant transformation.

New Delhi and the wider NCR continue to expand at an extraordinary pace. The growth of Gurugram, Noida and the surrounding urban corridors is creating new destinations for business, hospitality and residential development, while changing expectations of how people want to live across the region.

Having worked across many cities in India, we continue to see how each market has its own character. Delhi NCR is no exception. Its culture, climate, lifestyle and expectations around premium living are distinctly different from Bengaluru, Hyderabad or Mumbai. Scale, privacy, arrival, generous amenities, landscape and larger living spaces all play an important role in shaping the residential experience.

One of our projects currently taking shape in the region is TARC Kailasa, located on Kirti Nagar–Patel Road in West Delhi. Now under construction, the luxury residential development is conceived around a collection of high-rise towers with expansive residences, generous balconies and landscaped amenity spaces. The design places particular emphasis on views, openness and creating a sense of exclusivity within a dense urban setting.

As Delhi NCR continues to grow outward and upward, Gurugram remains one of the most dynamic parts of this transformation. The scale and ambition of new developments are creating opportunities to explore new approaches to high-rise residential living and the expectations of the next generation of homeowners.

We are therefore excited to have recently commenced work on a new project in Gurugram, continuing AFW's journey in Delhi NCR.

Design doesn’t stop at the drawing board.

For us at AFW, staying involved throughout the project lifecycle—from the first design ideas through to construction—is an important part of how we work.

Site visits are more than simply checking progress. They are an opportunity to review how the design is being translated into the built form, resolve details together with the project team, and make adjustments where necessary to ensure that the original design intent is carried through to ex*****on.

There is always a difference between understanding a building through drawings and experiencing it at full scale. Standing on site allows us to see proportions, materials, façade details and relationships in their actual context—and sometimes the best way to resolve something is still with a quick sketch and a conversation on site.

We believe the role should continue well beyond Concept Design. Continuity matters. The closer we remain to the project as it develops, the better we can protect the thinking behind the design while responding to the realities of construction.

From movement to form. From sketch to façade.

We’re excited to share a first look at One LP, our upcoming mixed‑use development in Lower Parel, Mumbai, for Arth Realty.

The design began by looking beyond the boundaries of the site. Positioned at a prominent junction, the building responds to the constant movement, infrastructure and energy that define this part of Mumbai. Rather than treating the tower as a static object, we asked how the building itself could capture that sense of movement.

The answer, started with a simple façade study: an angled module that could be repeated, shifted and gradually rotated around the curved form of the tower.

As these modules rise, the façade appears to move with the viewer. Projecting frames and recessed glazing create changing depths of light and shadow, transforming a relatively rational façade system into a much more dynamic architectural expression.

But the depth is not purely visual. The solid‑to‑glazed relationship, recessed windows and projecting façade elements provide inherent shading, helping control solar exposure and heat gain while maintaining daylight and views.

At the city scale, the rounded tower responds to the geometry of the junction and establishes a strong new presence within the Lower Parel skyline. At the human scale, the mixed‑use development meets the street through an active retail frontage, with commercial and residential components rising above.

One idea, developed across many scales — city, form, façade, detail and climate.

A great milestone to see ONE LP officially launched in Mumbai — and featured today in The Economic Times, Mumbai, as Lower Parel continues its transformation into one of the city's most dynamic urban districts.

We are delighted to be collaborating with Arth Realty on this exciting development, set on a prominent site in the heart of Lower Parel.

ONE LP brings together commercial, retail and residential components within a complex and highly urban context. For AFW, the project has been an opportunity to respond to the challenges of a dense city site while creating a strong identity and presence within the evolving Lower Parel skyline.

Congratulations to the entire team on this important launch. It is always rewarding to see a project move from the early stages of design towards becoming a reality.

Beyond the render — what makes a project truly successful?

At AFW, we believe good design goes far beyond creating a striking image. It is about how an idea responds to its context, how people experience it, how it performs, and ultimately, how successfully that vision translates into built reality.

We’re pleased to see our Director, Hamish Winstanley, featured by Realty+ as part of the jury for the 18th Realty+ Conclave & Excellence Awards 2026 – West, sharing his thoughts on what he looks for when evaluating great projects.

Design is as much about learning from others as it is about creating our own work.

We are pleased to see AFW Director Hamish Winstanley contributing to the Realty+ West Real Estate Conclave & Excellence Awards 2026 as part of the jury.

Being on the other side of the table offers a different perspective. It is an opportunity to look beyond our own projects and understand how others are responding to changing expectations around design, development, sustainability, user experience and the realities of delivering projects today.
