The Folson Group

The Folson Group We enable NYC Co-op, Condo and HOA Boards to run like the true business that it is. NO FEE - we do not charge an upfront fee - we share our clients' savings.

From cost reduction and project management, to turnkey property management searches, we support board members to increase property values and get their time back. The company helps find the missing piece, board and managing agent are busy running the day-to-day operation of the building. All we need to start is the financial statement of your building – just send it to us and we will provide you with an estimate.

One of the most expensive words in business is "later."

We'll deal with it later.

We'll look at it later.

We'll get another proposal later.

We'll worry about that compliance deadline later.

Until later becomes:
"Why didn't we do this six months ago?"

I've seen this repeatedly in NYC buildings.

A small problem gets ignored.

Then it becomes a project.

Then it becomes an emergency.

Then it becomes an assessment.

The same thing happens in business and in life.

The best time to solve a small problem is usually when it's still small.

My book, Living the High Life, is really about this idea.

Protect yourself.
Protect your investment.

Pay attention before something becomes expensive.

Don't wait for the fire alarm to start thinking about fire prevention.

What's something you've been putting off that would be easier to deal with today?

Big changes rarely start big.

One workout, one call, one better decision repeated consistently.

Small beginnings still matter.

And for the things that we know we need to do, but can’t fit into our schedule, James Clear has some outstanding tips in his book Atomic Habits.

What's one small step you're taking right now?

How do you stay on track?

Keeping up with everything can be tough.

We all have busy schedules and I don’t know about you, but my list of “brilliant” ideas never seem to end.

And here’s what made a difference for me when one of my many mentors helped.

Not mentoring me.

Not advising me.

But instead: Holding me accountable.

There is a real difference.

A mentor offers wisdom.

A coach pushes you toward the specific thing you said you wanted to do and asks why it is not done yet.

For years I had mentors.

Incredible ones.

But the shift that actually changed my trajectory happened when I found someone whose job was not to make me feel good about my progress but to make me actually progress.

That relationship is uncomfortable in the best possible way.

It removes every excuse.

Not because the accountability partner is harsh.

Because you said the thing out loud and now someone else knows you said it.

That alone is remarkably powerful.

Who is currently holding you accountable to the thing you said you wanted most?

Your co-op or condo board has more impact on your life than most people realize.

Your monthly costs.

Your property value.

The quality of your building.

Its long-term direction.

Much of it is shaped by decisions made in the boardroom.

I had a great conversation with Mike on 𝗖𝗹𝗼𝘀𝗲𝗱! about board leadership, working with property managers, aging buildings, regulatory compliance, and why it matters when a building is run like a business instead of as an afterthought.

Whether you're a board member, an apartment owner, or work in real estate, I think you'll find something valuable in this conversation.

You have three bids for the same roof.

$500,000.

$1 million.

$2 million.

How do you know which one makes sense?

I talked about this with Lisa Rosenthal on the Ultimate Client Strategy Podcast.

Sometimes, the strongest leaders are those who know when to ask for help.

In a world that often glorifies self-sufficiency, the truth is that no one achieves success in isolation.

Whether you're an entrepreneur navigating the complexities of your own business or a professional climbing the corporate ladder, surrounding yourself with a network of supportive individuals can be a game changer.

I remember when I used to do everything myself, fearing that asking for help might show weakness. But the moment I let go of that fear and started asking for help, everything changed. I discovered that vulnerability is not a sign of weakness; it’s a bridge to connection and collaboration.

Don't get me wrong, I stil clean my own windows - partly because I need to practice my fear of heights, lol.

When you build a network of trusted professionals, you gain access to a wealth of knowledge, diverse perspectives, and invaluable feedback.

These relationships can provide clarity in decision-making, spark innovative ideas, and offer emotional support during challenging times.

Think about it: Who in your network can you turn to for advice? Who can challenge your thinking and push you to grow?

So, if you’ve ever hesitated to ask for help, remember this: reaching out is a strength, not a weakness.

What types of help do you ask for? Let me know in the comments

Do you do things that scare you?

You know the ones:

Making cold calls to complete strangers.
Jumping out of a plane at 10,000 feet.
Walking onto a stage in front of a live audience.

Most of us avoid the scary things.

We tell ourselves we will do them when we feel ready.

Spoiler: ready never shows up.

Every year I commit to doing one thing that scares me.

Last year it was stand-up comedy.

Not a class where you learn theory.

An actual live performance at Gotham Comedy Club in front of a real audience.

I traded my spreadsheets for punchlines and stood on a stage under a spotlight wondering what exactly I had gotten myself into.

Fear can mean two things.

False Evidence Appearing Real.
Or Face Everything And Rise.

I chose the second one.

And I learned something I did not expect.

The skills that make you effective in a boardroom, reading a room, timing your delivery, knowing when to pause, are exactly the skills that make you land a joke.

Leadership and comedy are not that different.

Both require you to be completely present and completely yourself.

What is the scariest thing you have signed up for recently?

Your NYC co-op or condo is more than a place to live.

It’s a business, an investment, and a shared responsibility.

Back in June, I joined Alex Norman and Jamie Blonde on The 𝗥𝗲𝗮𝗹 𝗦𝘁𝗮𝘁𝗲 𝗣𝗼𝗱𝗰𝗮𝘀𝘁 to talk about what really happens behind the scenes in NYC co-ops and condos.

We talked about rising costs, capital projects, compliance, and why I believe buildings need to be run more like businesses.

It was a great conversation, and if you own, live in, or serve on the board of a co-op or condo, I think you’ll enjoy it.

Who doesn’t love a good goal-setting moment?

New year.

New quarter.

New notebook.

Big declarations.

Clean intentions.

The satisfying feeling of having written down what we want.

And then February arrives.

The gap between goals and results is almost never about ambition.

It is about what happens every single Tuesday morning when nobody is watching and the goal feels far away and the habit feels optional.

Goals tell you where you want to go.

Habits are what actually get you there.

And the beautiful thing about habits is that they do not require motivation.

They just require repetition until they become the thing you do without deciding to.

What is one habit that is so embedded in your routine that it no longer requires willpower?

PS: Found this picture of I and Lacey Riger and thought we looked really good in it, lol.

Communication is a skill. And most of us can get better at it.

Poor communication can lead to:

Misunderstandings
Assumptions
Confusion
Hurt feelings
Mistrust
Mistakes
Delays
Wasted time
Finger-pointing
Broken relationships
And yes, sometimes even divorces.

And it happens everywhere.

At home.
At work.
In business.
In our communities.
And yes, even in our condo and coop buildings.

One thing I’ve learned over the years is that communication isn’t just about talking.

It’s about listening.

It’s about asking questions.

It’s about making sure everyone understands what was actually said, what was decided, and what happens next.

And sometimes, better communication can have a much bigger impact than you might expect.

So what does communication have to do with insurance premiums?

Quite a lot, as it turns out.

Take a listen to this clip from a recent panel discussion I participated in at Bisnow’s condo event in New York.

You might be surprised by the connection.

And I’d love to hear from you:

What’s one communication mistake you’ve seen create a much bigger problem than it needed to?
