What online authority actually looks like at the broker level: one YouTube video a week, minimum. That single video feeds your SEO, your social distribution, your email, your paid retargeting. All of it.

Then you layer a full paid stack on top: Meta ads, Google, YouTube pre-roll, running underneath the organic content. Organic confirms your authority. Paid builds and accelerates it. You need both. That's today's market, no way around it.

You can have the best recruiting machine in your market. Development track. Great agents joining. But if they can't generate business once they're inside your brokerage, you failed them. Plain and simple. Over promised, under delivered.

I'm just going to say it: you don't have culture.

Most brokers think culture is free coffee, holiday parties, maybe a happy hour on Fridays. That's not culture. That's catering.

Culture is what your agents do when you're not in the room. It's the standard they hold each other to. It's what they say about you when you're not on the call. And it doesn't happen by accident. It's built through what you reward. It's built through what you tolerate. It's built through who you fire.

If you say you have culture but you're still keeping people who violate it? You don't have culture. You have catering with a slogan.

Here's the difference nobody's talking about: when you run your own engine, you own the authority. You own the influence. You own the relationships. You own the names, the contact info, all of it.

Here's the key part. When someone responds to you, engages with you, tells you they're thinking about selling, that data goes into your database. Not Zillow's. Not some portal's. Yours. And once it's yours, it's yours forever. Nobody shuts it off. Nobody sells it out from under you. Nobody gets a cut.

Please consider your actual cost per lead when you own your pipeline. It's your time. Maybe a little money. That's it. You're making the calls, doing the follow-up, building authority in your market, and capturing data that belongs to you the whole time.

If this whole game is really about the data, and they're taking it straight from you? Then owning your pipeline isn't optional. This's the only way to keep your cost per deal low.

We both had attorneys. It was over.

Not because of one catastrophic thing. Because of an accumulation. A hundred small things we stopped doing. A hundred small compromises we made over time. And we both ended up miserable.

What pulled us back was not a feeling. Feelings were gone. What pulled us back was a covenant. What we did on our wedding day was not a promise. It was not a contract to be broken when things got hard. It was a covenant with God. And when you treat it that way the exit looks completely different.

The wise counsel around us asked us one question that changed the trajectory of everything. Stop asking what your spouse did wrong. Ask yourself what you did or stopped doing to get here. That is a hard question to sit with. It is also the only one worth answering.

My mom was married four times. I had four dads by the time I was 16. I did not have a single role model for what a healthy marriage looked like. I knew exactly how to leave one. I had no idea how to stay in one.

I am most proud of the marriage Shannon and I have built. Not the business. Not the brokerage. The marriage.

If you always know where you're at, you always know where you're going. No reinventing the wheel every appointment.

Here's what changed for me: I stopped needing to be in closed mode. I don't love closing. I love solving problems. And if I've solved the problem well enough, they don't need to be closed. They're just going, "where do I sign?"

That shift changes your whole psychology. Most agents walk in expecting a no, so they stack up objection handlers to fight their way to a yes. I walk in expecting a yes. Because I've listened. Because I've solved their problem at such a high level that it would be insane not to hire me.

If someone ever did tell me no? I'm not backing down. I'm digging in, because that doesn't add up.
