There was not one event that broke us. It was a combination of things that built up over time until we both had attorneys and it was over.

Shannon and I are faith first. And what we did when we got married was not a contract. It was a covenant with God. That is the only reason we stopped and asked ourselves the harder question. Not what did she do. Not what did he do. What did I do to get here and what did I stop doing.

There was plenty of blame to go around on both sides. But that question changed everything.

My mom was married four times. I had four dads by the time I was 16. I had no roadmap for what a healthy marriage looked like. I knew how to leave one. I did not know how to stay in one.

I am most proud of the marriage Shannon and I have built. Not the business. Not the brokerage. This.

We have seen this movie before. And it does not end well for agents.

Phase one. We will help you get more eyeballs on your listings. Free placement. Great exposure. Agents sign up. Brokers feed the machine. Phase two. We are where buyers start. Zillow becomes the default. The leverage quietly and permanently shifts. Phase three. You want leads on the listings you brought us? Pay us. You want priority? Pay more. You want your own name on your own listing? Pay even more.

We literally built Zillow's empire by handing over our listings and our data. And then they rented it back to us.

House Canary is in phase one right now. Same pitch. Same friendly tone. Same free exposure. And Google is not going to keep that request a tour button free forever. The math is the path. And the math says this ends the same way every single time.

Why would you voluntarily hand your listings to a competing brokerage so they can capture the buyer, harvest the data, and profit off your work? That is not exposure. That is surrender.
And it gets worse. House Canary sells that data to ten of the top buyers of residential loans on Wall Street, six of the top mortgage lenders, and seven of the top single family REIT operators. Your listing goes through a competitor brokerage into a data warehouse and gets sold to the same Wall Street funds competing with your buyers for the same homes.

You are not getting free exposure. You are feeding the machine that is eating our industry alive.

The most expensive move an agent can make is leaving a productive environment for a better split.

I have seen it dozens of times. Agent gets recruited with a shiny number. Leaves. Production drops. They blame the market, the brokerage, the timing. It was none of those things. They just underestimated what the environment was doing for them.

Split is one number in a much bigger equation. What does the brokerage provide? What does it cost you to replace it? What does the culture do for your accountability and growth?

I did not raise my boys to start fights. But I absolutely raised them to finish one.

Cole was in sixth grade when a bully put him in a headlock. He got loose and put the kid down. I got the call from the principal. Came and picked him up.

Walking out I told him everything in life has a consequence. The question is whether it was worth it. So I asked him. You defended yourself and put the kid in the dirt. Was it worth the suspension?

He thought about it and said yes.

I took him to get ice cream.

Some consequences are worth it. Teaching your kid to know the difference is the whole job.

They're calling it free exposure.

It is not free. It never was.

Google just launched a listing pilot with a company called House Canary and smart people I actually respect are telling agents to sign up.

I'm here to tell you to stop.

20 years ago we built Zillow's empire with our own hands. We fed it our listings, our data, our clients. Then Zillow charged us to get them back.

My boys have watched me handle pressure both well and poorly. I am not always proud of what they have seen.

There are times my mood is tied directly to how things are going in the business. I know they feel that. That is something I actively work on and I am not perfect at it yet.

But a couple of years ago we had a very public failure. A company that was not what it was set up to be. I lost over a million dollars in a very short period of time. It was one of the hardest seasons of my life and they had front row seats to all of it.

What they also saw was someone who never quit. Who kept finding ways through it. Who came out the other side.

I am proud of that. Not because it went perfectly. Because it did not. And we kept going anyway. That is the lesson I hope they carry with them longer than anything I could have ever taught them in a classroom.

Most agents do not have a business. They have a job dressed up to look like one.

A CRM they barely touch. A website nobody visits. A stack of portal leads that do not know their name and will close with whoever calls first.

That is not a business. That is a treadmill. And the minute you stop running, everything stops with you.

The agents stuck here are not lazy. They are not bad salespeople. They are actually really good because they have put in the reps. The problem is nobody ever gave them a system. They were never taught to build a lead engine. They were told they were the lead engine. And that is the trap.

I have been broke. I have been scared. I have had the phone calls that make your stomach drop and the moments where quitting felt like the only rational option.

Faith did not make those moments easy. It made them survivable. It gave me a reason to get up and keep building when the numbers said stop.

Every decision I make at the highest level of this business has something underneath it that has nothing to do with the market. That foundation is the whole thing.

Most fathers say they just want their kids to be happy. I do not.

Happiness is fleeting. It comes and goes with circumstances. What I want for my boys is impact. I want to see them at 35 years old on fire for something bigger than themselves. Walking with confidence. Leading their families. Being the kind of man their wife and kids can count on completely.
Not arrogant. Confident. Strong enough to protect and provide so they can be soft in the moments that call for it. That is the warrior. That is what I am building toward every single day as their father.

Happy is a feeling. That is a man.
