Next week this one goes public. This week it does not.
A waterfront restaurant in one of Queensland's great tourist destinations is coming to market. Al fresco tables looking straight out over the water, in a town that people save up all year to visit.
It has been there well over a decade. It is profitable. And it runs under full management — there is a manager and a team who handle the day-to-day, and the owner works on the business rather than in it.
Which means you could own it without moving, without cooking, and without being there at seven o'clock on a Saturday night.
Next week it is on every portal in the country. Today it is not.

Investors, and operators in marine, port and logistics services:

Every ship entering one of Australia's largest export ports has to have its lines run, its crew changed, its spares delivered and its waste taken off before it can leave again.

In this port, one business does all of it.

- Ship line-boat operations and tie-ups
- Crew transfers and crew changes, offshore and at anchor
- Stores, provisions and critical spares to ships, tugs and LNG facilities
- Commercial dive support
- Barge transport for machinery, plant and vehicles
- Biosecurity waste removal
- Maritime security and vessel management

Seven revenue lines. One fleet. One crew. Running 24/7 under full management.

Established 2012, with OVID-approved vessels, tier-one clients and a compliance framework that takes years to build and can't be bought separately.

For an operator, it's an approved footprint in a port you can't tender your way into. For an investor, it's asset-backed cash flow in a supply chain that doesn't switch off with the commodity cycle.

Coming to market next week.

Call me to discuss the details before it goes public.

Coming to market soon in the Whitsundays.
A business that has been trading in one of the best positions in town for more than ten years — and it runs under full management. The owner does not open up, does not cook, and is not standing at the pass at 7pm on a Saturday.
That is the part people ring me about and the part I almost never have.
It goes out to my buyer list before it goes anywhere public.

Rockhampton region business buyers — this one's worth a look.
A 63-year jewellery business, still owned by the same family, has just come to market. Genuine retirement sale, not a distress listing.
The numbers:
● FY25 revenue $2.05M, up from $1.9M two years back
● FY25 adjusted net profit $639K
● Prime C*D spot, same building for 25+ years
● Full workshop on site — repairs and custom work keep the margins strong
● Now listed at $1.4M plus SAV
Businesses with six decades of trading history and growing profit don't sit on the market long.

Central Queensland buyers — this one's worth a look.
A well-established welding, fabrication and industrial services business has just come onto the market in the Mackay – Isaac – Whitsunday region:
- 15+ years trading, family-owned
- ~$6.4 million revenue for FY26
- ~17% PEBITDA margin
- Five income streams, not just one
- 12-strong team already in place, including 8 tradesmen
Genuine reason for sale — the owner's stepping back, not the business struggling.
Message me, and I'll give you a confidential rundown. No pressure, no hype — just an honest local opinion.

Great week of catching up with familiar faces (and meeting some new ones) at events with the Mackay Chamber of Commerce and the Resource Industry Network! 🤝

There's nothing quite like sitting down face to face with the people who actually run the businesses that keep this region ticking — whether that's over a coffee, at a networking breakfast, or just a chat after the formal bit wraps up.

This is what I love about being based right here in Mackay — I get to actually know the local business community, not just read about it in a report. And when it comes to something as important as buying or selling a business, that local knowledge and those real relationships make all the difference.

Thanks to everyone who took the time to chat this week — always great to hear what's happening across the region. 👍

If you're a local business owner thinking about your next move, drop me a message — happy to grab a coffee and talk it through.

One of the most common questions I have been asked lately:

"Is the lease important in the sale?"

Yes — and it's often more important than owners expect.

A solid lease gives the buyer security of continuance. It tells them the business has a place to keep operating from, on known terms, for a known period. Without that, you're not really selling a business — you're selling uncertainty.

Here's the bit owners often miss: even when a buyer plans to fold the business into their own operations, that doesn't happen overnight. Merging systems, staff, customers and suppliers takes months, sometimes longer. During that transition, the business still needs to trade from somewhere. A lease with a reasonable term left (or clear renewal options) is what makes that transition possible.

If you're thinking about selling, get your lease position sorted early. It's one of the simplest ways to protect the value of what you've built — and one of the first things a serious buyer will ask about.

Based in Mackay and working with business owners across regional Queensland — happy to talk through what a buyer will look for before you go to market.

Emerald business owners, owner dependency can stall your sale before it even begins.

Start with this three-step checklist:

1. Document key processes so others can run the business.
2. Train trusted staff to handle daily decisions.
3. Secure lease and supplier agreements to ease buyer concerns.

Reducing dependency builds buyer confidence and smooths negotiations.
