Back in 2020, the Holcomb Family YMCA in Spring, Texas had a problem: their planned indoor expansion no longer made sense.

People weren't going back inside due to the pandemic. The community still needed a space to move, gather, and stay healthy. So the YMCA's architects came back with a new idea: an outdoor fitness facility built from shipping containers.

That's where we came in.

The Falcon team fabricated a 13-container complex at our Austin facility: open-air workout areas, office space, equipment storage, restrooms, and a 40-foot container stood upright as a landmark entrance. While containers were being built off-site, foundations and a 12,000 sq ft pavilion were going up simultaneously on-site.

From start of production to first member walking through the doors: two months.

The Holcomb Family YMCA now has a facility as unique as the community it serves — built to hold up through seasons of heavy public use on the shores of Lake Holcomb.

What’s the biggest risk of ignoring permitting until the last minute?
Your industrial structure might not get built at all. Yikes.
Even if it does cross the finish line, unplanned permitting leads to:

🔴 Blown budgets to retroactively meet code.
🔴 Missed go-live dates.
🔴 Bleeding revenue while your structure sits idle.

Permitting, when required, has to be part of the upfront strategy, especially for modular buildings.

Requiring only a flat foundation and utility hookups to thrive, it serves an important role for respite and well-being in the wild industrial manufacturing landscape.

Sometimes the details that look simple take the most engineering to get right.
This storage container was built with insulated overhead doors to help meet energy code requirements while still allowing for large, practical access openings. Not all “insulated” roll-up doors are created equal, and these provide meaningful thermal performance compared to standard coiling doors.
Also… they just look cool.
Purpose-built solutions tend to do that.

Translating construction-based skills into manufacturing standards is harder than it sounds.

Framing, drywall, electrical… they’re all the same skills you'd see on any job site. But in a factory environment, the expectation is repeatability, precision, and documented process. Those two worlds don't naturally speak the same language.

One of the tools that helps us bridge the gap: the A3 methodology.

Named for the 11"×17" paper it lives on, A3 forces an entire problem-solving cycle — problem, root cause, solution, implementation, review — onto a single page. Being constrained to that one piece of paper forces us to nix any vagueness, getting to the root of the problem.

Our Co-Founder Brian Dieringer put it simply: "We're trying to be a learning organization. This is one of our tools to learn."

The companies that will win in modular and manufactured construction aren't the ones who make the fewest mistakes. They're the ones who build the best systems for learning from them.

The A3 methodology is a lean manufacturing problem solving tactic used by Falcon Structures to efficiently manufacture modified shipping containers.

Ladies and gentlemen, allow us to introduce a container bathroom made for… ladies and gentlemen.
The dual gender 40-foot container bathroom is a much-appreciated floor plan, whether for industrial job sites or restrooms in public spaces like city parks and soccer stadiums. Climate-controlled, private, and portable. They make for happy bathroom breaks.
