Children, Success, And Leading By Example

Children completely change your definition of success.
On that one, we're completely agreed.

What we used to chase and what actually matters now are two very different things.

Success these days is closer to waking up happy with what you've got, not just the numbers on a bank statement.

We also reckon children teach parents more than the other way round, they're refreshingly black and white about things in a way adults slowly lose.

And the example you set will always land harder than any advice you give.

What Is The New Landlord Database?

Most landlords haven't even heard about one of the biggest compliance changes still coming and the ones who leave it until the last minute will be the ones scrambling.

A new Private Rented Sector Database is on its way later this year.
Every landlord will need to register themselves and their properties, with an annual fee attached, and it'll hold everything from contact details to your safety compliance records.

If you already keep thorough paperwork, this will be straightforward.
If you don't, it's worth sorting out now rather than under pressure once it's mandatory.

Tenants will be able to check your registration before signing, so there's nowhere to hide from it.

More Than Just A Sale

Some sales stay with you long after everyone else has forgotten the address.

I once sat with a lady whose mum was in a home and unwell, and she genuinely didn't know where to start.

We barely talked about the house that first meeting, it was her situation, her worry, her next steps that mattered.

We sold the property, then sadly her mum passed away, and we stayed with her right through probate.

Eight months, start to finish.

Online Valuations Versus Market Reality

Nine times out of ten, I can spot a Zoopla valuation before someone's even finished the sentence.

Online tools have their uses, but they're built on algorithms and averages, they've no clue about the extension you added or whether your garden looks onto a park or a car park.

Zoopla themselves admit their estimates can be out by tens of thousands either way. That's not a valuation, that's a rough guess with a very generous margin for error.

What your home's actually worth is whatever a real, motivated buyer in Chelmsford is prepared to pay for it today.

That only comes from someone who genuinely knows the street.

Should You Ever Go Into Business With Family?

"Never go into business with family."
We've heard that one a hundred times, and we still don't fully agree.

It's worked for us, but we'll admit it's not for everyone, it has to be the right family member, and honestly, we know brothers in this exact industry who've had to split their businesses because they simply couldn't stand working together any more.

We also know it wouldn't work with every relative.
Mum, for instance, would just tell us what to do all day.

Family business only works case by case.
Ours just happens to be one of the good ones.

Desert Islands, Reality TV & Sibling Rivalry

One of us is convinced a boy scout badge and an air cadet stripe would get him through a desert island.

The other's planning to just relax and wait for rescue.

We covered a fair bit of ground in this one, who'd survive a reality TV show (definitely the more charismatic one, allegedly), who caused more trouble growing up (also allegedly not up for debate), and who's likely to retire first.

Spoiler:
Someone's already picturing a desert island with an ice hockey rink attached.

None of it terribly useful information, but that's the point of these ones.

The Renters' Rights Act Is All Bad News For Landlords

It's easy to assume this legislation is nothing but bad news if you're a landlord.
Look closer and that's not really the full picture.

Yes, compliance obligations have gone up, no point pretending otherwise.

But most of what's been introduced, fines up to ยฃ40,000, a mandatory ombudsman, a public database, is aimed squarely at the minority who've cut corners and given the rest of the sector a bad name.

If you're already maintaining your property properly, keeping records and communicating well, most of this is just formalising what you're already doing.

The landlords who'll genuinely struggle are the ones still relying on how things used to work.

Change always creates winners, and they're usually the ones who adapt early.

The Changing Landlord Client

The kind of landlord walking through our door has quietly changed, and most people wouldn't guess how much.

We're seeing far more portfolio and corporate landlords these days than we used to, we even manage 150 properties for one private equity client, which is actually why we opened our Reading office.

But it's not as if the one or two-property landlord has disappeared.

We still work with people who bought a single property as their pension, or couldn't sell when they moved on and let it out instead.

The market's just got wider at both ends.
Whether you've got one property or a hundred and fifty, the fundamentals of doing it properly haven't changed.

Running The Numbers On Upsizing

Families talk themselves out of upsizing every month without ever actually running the numbers.

They know roughly what their home's worth, roughly what the next one costs, assume the gap's impossible, and stop there.

What most people miss is how that gap compares to two or three years ago, in some parts of the market it's genuinely narrower than people think, and the real monthly cost of bridging it depends entirely on your circumstances.

That doesn't mean moving's always the right call.
It just means the decision deserves real figures, not assumptions made from the sofa.
