This is the one that catches first time buyers more than anything else.

A listing shows a profit figure and it’s easy to read that as the money you’ll take home.

But if the current owner is on the floor six days a week and there’s no wage for them in the P&L, that profit is partly just their unpaid labour showing up as a number.
